John and Curt: Thanks for speaking with me again about the SLMA Residential Project. So it is my understanding that upon further Staff review we have determined that:
1. The Property is Office Land Use, which allows NO residential use. (that’s the bad news).
2. The FAR problem we discussed does NOT apply to residential properties (that’s the good news).
3. Therefore our strategy has to be:
a. Pursue a Land Use Plan Amendment for the property to High Density Residential. My initial question is:
i. Do we do the LUPA for the entire property or just the area around Pads F and G? My suggestion would be to only
do the areas to be actually developed as the residential units for the LUPA, then amend the CUP for the entire CUP acreage to allow residential use on Pads F and G. That would keep
us a small-scale amendment, while allowing the entire CUP acreage to be used for calculating density. Plus, if we change the entire property to HDR land use, then we make a lot of existing
offices non-nonconforming.
b. Amend the CUP to allow the residential use, as described above.
c. Do this concurrently to speed things up.
What are your thoughts? What are the development application deadlines, and timeframes for hearings? We will have the required elevations and concept plans ready for the application.
