The meeting of the Planning & Zoning Commission was called to order Tuesday March
2, 2010 at 7:00 p.m. by Chairman David Pape. Other members present were Robert
Boyatt, Bernadette Dubuss, Nick Jones, Cuqui Whitehead, and Judy Proli. Also in
attendance were Jim Hitt, Planning Director, Dan Mantzaris, City Attorney, and Rae
Chidlow, Administrative Assistant.
MINUTES of the Planning and Zoning Commission meeting held February 2, 2010 were
approved as written.
Commissioner Proli moved to nominate Commissioner Whitehead for Chairman and
Commissioner Boyatt moved to nominate Commissioner Jones for Vice Chairman;
seconded by Commissioner Dubuss. The vote was unanimous to accept the nominations.
REPORTS
There were no reports.
1. REQUEST FOR LAND DEVELOPMENT CODE AMENDMENT
APPLICANT: City of Clermont
REQUESTED ACTION: Request for land development code amendment
Planning Director Jim Hitt discussed 10 amendments recommended by City staff for inclusion
into Clermont's Land Development Code. He stated that these amendments have been discussed
at workshops and during City Council meetings, or are for better clarification of the Code. The
following items were discussed:
Amendment Summary of the following Sections:
Sec. 86 -175. Time limit for commencing construction.
Variance times — extended to two years to help coincide with CUPs.
Sec. 102 -25. Illustrations
Sign figures replaced: 102 -25A through 102 -25F — to reflect actual code.
Division 8. C -1 Light Commercial District, Sec. 122 -203. Permitted uses. & 122 -204.
Conditional uses.
Adding provision for permanent face makeup
Churches as a permitted use
Amending Churches conditional use requirements
Adding provisions for outdoor seating (d) for restaurant or food service establishments.

Commissioner Pape moved to recommend approval for the amendment of the Land
Development Code; seconded by Commissioner Proli. The vote was unanimous to
recommend for approval to City Council.
There being no further business, the meeting was adjourned at 7:23 pm.
