R-92-760 e e CITY OF CLERMONT RESOLUTION No. 760 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CLERMONT, LAKE COUNTY, FLORIDA GRANTING A CONDITIONAL USE PERMIT TO ALLOW THE CONVERSION OF AN EXISTING VACANT STRUCTURE INTO A CHURCH FELLOWSHIP HALL IN THE C-1 (LIGHT COMMERCIAL DISTRICT). WHEREAS, the Planning and Zoning Commission of the city of Clermont, Lake County, Florida at a meeting held July 7, 1992, recommended approval of the Conditional Use Permit to allow the conversion of an existing vacant structure into a Church Fellowship Hall in the C-1 (Light Commercial District) at the following location: LEGAL DESCRIPTION: Lots 20 and 21, Block 2, Homedale GENERAL LOCATION: 709 East Montrose street The City Council deems it advisable in the interest of the general welfare of the City of Clermont, Lake County, Florida to grant the Conditional Use Permit; NOW THEREFORE BE IT RESOLVED by the city Council of the city of Clermont, Lake County, Florida that: SECTION 1. The application for a Conditional Use Permit to allow the conversion of an existing vacant structure into a Church Fellowship Hall in the C-1 (Light Commercial District) be granted subject to the following conditions: 1. The property must be developed in substantial accordance with an approved site plan. 2. All applicable rules and regulations shall be met, including final site plan approval, landscaping, drainage, parking and sign regulations, and all yard setbacks. All required landscaping must be served with a permanent irrigation system and must be properly maintained. The drainage and stormwater retention requirements of the appropriate regulatory agencies must be met, and approved by the City Engineer. These areas must be properly maintained. 3. No further expansion of the use or additions to this facility shall be permitted except as approved by another Conditional Use Permit. 4. The property may be used as a Church Fellowship Hall only. No expansion of the use or additions to this facility shall be permitted except as approved by another Conditional Use Permit. 5. The structure is to be inspected by the Fire Marshall for life safety requirements, all requirements must be met prior to any certificate of occupancy being issued. 6. The structure is to be inspected by the County Building Inspector and all building code violations must be corrected prior to a certificate of occupancy being issued. ~ . s . e CITY OF CLERMONT RESOLUTION No. 760 7. All landscape buffers shall be installed according to City code including perimeter hedge and tree requirements and a permanent source of irrigation. 8. Required on-site parking may be grass but parking areas must be delineated. 9. If, at a future date, parking at this site proves inadequate, the applicant understands and agrees that the City may require additional parking or rescind this Conditional Use Permit. 10. The final Certificate of Occupancy cannot be issued until each of the stated conditions has been met. 11. This permit shall expire if construction has not begun within one year of the date of this Conditional Use Permit. 12. If any of the stated conditions are violated, the applicant understands and agrees that the City Council may revoke this Conditional Use Permit by resolution.
