R-90-667i • CITYOF CLERMONT RESOLUTION No. 667 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CLERMONT, LAKE COUNTY, FLORIDA GRANTING A CONDITIONAL USE PERMIT TO ALLOWED THE JOINT USE OF A SINGLE FAMILY RESIDENCE AND BEAUTY SHOP IN THE C-2 GENERAL COMMERCIAL DISTRICT. WHEREAS, the Planning and Zoning Commission of the City of Clermont, Lake County, Florida at a meeting held May 1, 1990, recommended approval of the Conditional Use Permit to allowed the joint use of a single family residence and a beauty shop in the C-2 General Commercial District. LOCATION: 1402 Emerald Lakes Drive The City Council deems it advisable in the interest of the general welfare of the City of Clermont, Lake County, Florida to grant the Conditional Use Permit; NOW THEREFORE BE IT RESOLVED by the City Council of the City of Clermont, Lake County, Florida that: SECTION 1. The application for a Conditional Use Permit to allow con- struction of a be granted subject to the following conditions: 1. The property must be developed in substantial accordance with an approved site plan. 2. If, at a future date, parking at this site proves inadequate, the applicant understands and agrees that the City may require additional parking or rescind this Conditional Use Permit. 3. No further expansion of the use or additions to this facility shall be permitted except as approved by another Conditional Use Permit. 4. This property may be used as a single family residence as the primary use and a beauty shop as a secondary use only. No other business operation may be conducted from this facility. 5. Standard building codes regulating the dual occupancy of a commercial use within a residential dwelling shall be adhered to. 6. No ground sign will be allowed. One wall sign will be permitted with the maximum of 20' square footage. 7. The final Certificate of Occupancy cannot be issued until each of the stated conditions has been met. 8. This permit shall expire if construction has not begun within one year of the date of this Conditional Use Permit. 9.
