1955-01LEASE
THIS LEASE, made this 24th day of October A.D.,1955.
By and between CITY OF CLERMONT a municipal corporation,
herein called the lessor, and PRESTON E. MAYNARD
herein called the lessee
WITNESSETH, That in consideration of the covenants herein
contained, on the part of the said lessee to be kept and per-
formed, the said lessor does hereby lease - to the said lessee
the following described property in Clermont, Lake County,
Florida, to -wit:
All lands lying South of Lake Shore Drive (Lake Drive), North
of the mean high -low water mark of Lake Minnehaha and between
the extended East boundary of Lot 163 and the extended West
boundary of Lot 165, all in Clermont Heights, according to the
Official Map of the City of Clermont duly filed on 4 February 1926
and recorded in Plat Book 8, pages 17 to 23, inclusive, Public
Records of Lake County, Florida.
TO HAVE AND TO HOLD the same for the term of 10 years from
date hereof, the said lessee paying therefor the total rent of
One and No /100 Dollars.
And, in the further consideration of the above rent, lessee
does hereby agree to improve above said premises, by keeping same
clean, and /or planting of grass, trees, palms, etc; and, that
lessee has the right hereunder to build a dock or boathouse
on said premises for his private use and agrees to submit plans
therefor to lessor for approval before so constructing said dock
or boathouse. Lessee agrees not to remove sand from lake shore
or lake bottom.
This lease is subject to cancellation by the lessor herein
upon lessee's failure to comply with the above provisions upon
giving 30 days written notice thereof.
IN WITNESS WHEREOF, the said party of the first part has
caused these presents to be signed in its name by its mayor, and
its corporate seal to be affixed, attested by the City Clerk the
day and year above written.

formed, the said lessor does hereby lease to the said lessee
the following described property, in Clermont, Lake County
Florida, to -wit: All lands lying South of Lake Shore Drive (Lake Drive)
of the mean high -low water mark of Lake Minnehaha and between the

to the Official Map of the City of Clermont duly filed on 2/4/26 and
recorded in Plat Book 8 pages 17 to 23, inclusive, Public Records of Lake
County, Florida; however, reserving unto the general public right to bathe
in the water and use the beach as same together with the lands lying be-
tween the extended boundaries of Fourth Street into the waters of Lake
Minnehaha, which has been for years a public beach known as "French's Beach ".
