AN ORDINANCE UNDER THE CODE OF ORDINANCES OF THE CITY OF
CLERMONT, LAKE COUNTY, FLORIDA AMENDING THE OFFICIAL ZONING MAP
OF THE CITY OF CLERMONT, REFERRED TO IN CHAPTER 7 OF ORDINANCE
NO. 281-C, LAND DEVELOPMENT CODE; REZONING THE REAL PROPERTIES
DESCRIBED HEREIN AS SHOWN BELOW, PROVIDING FOR SEVERABILTI'Y,
PROVIDING FOR AN EFFECTIVE DATE AND PROVIDING FOR PUBLICATION.
The City Council of the City of Clermont, Lake County, Florida hereby ordains
that:
SECTION 1:
The official Zoning Map of the City of Clermont, Lake County, Florida referred to in
Chapter 7 of Ordinance No. 281-C, Land Development Code is hereby amended by
rezoning the following descnbed property as shown:
Tracts 33 and 48 West of the Highway, Tracts 34, 37, 38, 39, 40, 41, 42, 43, 44 and 47 of
Monte Vista Park Farms of Section 5, Township 23 South, Range 26 East and the NW
1/4 of the SE 1/4 of Section 5, Township 23 South, Range 26 East.
Less and Except: That part of Tract 48, Westerly of State Road 25 (U.S. Highway N. 27
Formerly No. 19) of Monte Vista Park Farms, according to the Plat thereof recorded in
Plat Book 2, Page 27, Public Records of Lake County, Florida in Section 5, Township 23
South, Range 26 East, lying westerly of the survey line of State Road 25, Section 11200
and within a straight line transition of 145 feet at Station 1532+00 to 112 feet at Station
1537+00, said survey line being descrbed and said stations being located as follows:
Commence at a point on the East Boundary of Section 5, Township 23 South, Range 26
East, located 1300.17 feet Northerly of the Southeast corner of said Section 5; thence run
South 26° 52'00" East 28.31 feet to the beginning of this part of said survey line at
Station 1532+00; thence North 26° 52'00" West 500 feet to the end of said survey line at
Station 1537+00.
Also, the Southwest 1/4 of the Northwest 1/4 of Section 4, Township 23 South, Range 26
East, and the Northeast 1/4 of Section 5, Township 23 South, Range 26 East, LESS right-
of-way for U.S. Highway No. 27.
Less and Except: Begin at the Northwest corner of the Northeast 1/4 of Section 5,
Township 23 South, Range 26 East, Lake County, Florida, thence run South 89° 54' 45"
East along the North line of said Northeast 1/4 for a distance of 607.69 feet to the West
right-of--way line of U.S. Highway No. 27; thence run South 19° 49' 29" East along said
West right-of--way line for a distance of 121.61 feet; thence run South 25° 09' 25" East
along said West right-of--way line for a distance of 400.00 feet; thence run South 28° 04'
16" East along said West right-of-way line for a distance of 38.39 feet; thence leaving said

West right-of--way line run South 61° 55' 44" West for a distance of 949.11 feet to the
West line of the aforesaid Northeast 1/4; thence run North 0° O1' 31" East along said
West line of the Northeast 1/4 for a distance of 957.89 feet to the Point of Beginning.
FROM UE URBAN ESTATE RESIDENTIAL DISTRICT
TO R-1 URBAN RESIDENTIAL DISTRICT
SECTION 2:
All Ordinances or parts of this Ordinance in conflict herewith are hereby
repealed.
SECTION 3:
Should any section or part of this section be declared invalid by any court of
competent jurisdiction, such adjudications shall not apply to or affect any other provision
of this Ordinance, except to the extent that the entire section or part of the section may
be inseparable in meaning and effect from the section to which such holding shall apply.
SECTION 4:
This Ordinance shall be published as provided by law and it shall become law and
shall take effect immediately upon its Second Reading and Final Passage.
First Reading this 23rd day of January, 1996.
Second Reading this 13th day of February, 1996.
