AN ORDINANCE UNDER THE CODE OF ORDINANCES OF THE CITY OF
CLERMONT, LAKE COUNTY, FLORIDA, AMENDING THE OFFICIAL
ZONING MAP OF THE CITY OF CLERMONT, FLORIDA, REFERRED TO
IN SECTION 26-1 OF ORDINANCE 208-C APPENDIX "A" OF THE
CODE OF ORDINANCES; REZONING THE REAL PROPERTY DESCRIBED
HEREIN FROM AN R-lA LOW DENSITY RESIDENTIAL ZONING
CLASSIFICATION TO A R-2 MEDIUM DENSITY RESIDENTIAL
ZONING CLASSIFICATION: PROVIDING FOR SEVERABILITY,
PROVIDING FOR AN EFFECTIVE DATE AND PROVIDING FOR
PUBLICATION.
THE CITY COUNCIL OF THE CITY OF CLERMONT, FLORIDA, HEREBY ORDAINS
THAT:
SECTION 1.
The Official Zoning Map of the City of Clermont, Lake
County, Florida, is hereby amended by rezoning the following
described property from an R-lA Density Residential Zoning
Classification to a R-2 Medium Density Residential Zoning
Classification:
That part of Sections 20 and 29, Township 22 South, Range 26
East, described as follows: Commence at the Northwest corner of
said Section 29; thence S. 88046'50'' E. along the North line of
said Section 29, a distance of 30.00 feet to the Easterly right-
of-way line of Grand Highway and the Point of Beginning; thence
S. 0°16'29'' W. along the said Easterly right-of-way line, 832.88
feet to the Northwest corner of Quincy's property; thence S.
83029'59'' E. along the Northerly line of said Quincy's property,
206.22 feet to the Northeast corner of said Quincy's property;
thence N. 0°16'29'' E. 318.78 feet, more or less, to an
intersection with an Easterly extension of the South right-of-way
line of Almond Street as shown on the plat of Lakeview Heights
Subdivision, Section One, as recorded in Plat Book 12, page 83,
Public Records of Lake County, Florida; thence Easterly along
said extension, 600 feet, more or less, to the Westerly ordinary
high water line of Jack's Lake; thence Northerly along said
ordinary high water line to an intersection with the centerline
of closed Highland Avenue as shown on the Plat of Lake Highland
Company's plat of Section 29, Township 22 South, Range 26 East as
recorded in Plat Book 2, page 25, Public Records of Lake County,
Florida (this Avenue is on the North side of Tract 57-B in
Section 20, Township 22 South, Range 26 East); thence N.
89°29'19'' W. along said centerline, 588 feet; more or less, to
aforesaid Easterly right-of-way line of Grand Highway; thence S.
0°10'51'' W. along said right-of-way line 288.61 feet to the Point
of Beginning; LESS AND EXCEPT the North 100 feet of such
property.
SECTION 2.
Ail Ordinances or parts of this Ordinance in conflict
herewith are hereby repealed.
SECTION 3.
Should any section or part of this section be declared
invalid by any court of competent jurisdiction, such

adjudications shall not apply to or effect any other provision of
this Ordinance, except to the extent that the entire section or
part of the section may be inseparable an meaning and effect from
the section to which such holding shall apply.
SECTION 4.
This Ordinance shall be published as provided by law and it
shall become law and shall take effect immediately upon its
Second Reading and final passage.
