ORDINANCE NO. 132-M
AN ORDINANCE UNDER THE CODE OF ORDINANCES OF THE CITY OF
CLERMONT, LAKE COUNTY, FLORIDA, AMENDING THE'OFFICIAL ZONING
MAP OF THE CITY OF CLERMONT, FLORIDA, REZONING THE REAL PROPERTY
DESCRIBED HEREIN FROM R-3 ZONING CLASSIFICATION TO R-1 ZONING
CLASSIFICATION; REPEALING ALL ORDINANCES IN CONFLICT HEREWITH;
PROVIDING FOR SEVERABILITY; PROVIDING AN EFFECTIVE DATE; AND PRO-
VIDING FOR PUBLICATION.
THE CITY COUNCIL OF THE CITY OF CLERMONT HEREBY ORDAINS THAT:
SECTION 1.
The Official Zoning Map of the City of Clermont, Lake County, Florida, is
hereby amended by rezoning the following-described property from R-3 zoning
classification to an R-1 zoning classification:
PARCEL I:
A portion of Government Lot 4 of Section 30, Township 22 South,
Range 26 East, Lake County, Florida and being more particularly
described as follows:
Commence at the SE corner of said Section 30; thence
N. 01°57'30'' W. along the East line of said Section 30 for
1,676.38 feet; thence S. 88°42'14'' W. for 743.20 feet to the
Point of Beginning (P.O.B.); thence S. 01°57'30'' E. for 485.52
feet to the Northwesterly line of the Plat of "Lakeview Hills,
Phase I", as recorded in Plat Book 24, page 42 of the Public
Records of Lake County, Florida; thence S. 64o42'36'' W. along
said Northwesterly line for 57.68 feet to the Southwesterly
right-of-way line of Ridge Avenue; thence S. 25017'24'' E.
along said Southwesterly right-of-way line for 29.34 feet
to the Northeasterly corner of Lot 3, Block 3, of the afore-
said Plat; thence S. 64°42'36'' W. for 115.00 feet to the
Northwesterly corner of said Lot 3, Block 3, thence
N. 25o17'24'' W. for 107.40 feet to the Northeasterly corner of
Lot 1, Block 3; thence S. 71°12'43'' W. for 128.98 feet to the
Easterly right-of-way line of Lakeview Avenue; thence North-
westerly along said Easterly right-of-way line and along the
arc of a circular curve concave Southwesterly, having a radius
of 2,044.31 feet and a central angle of 00°33'31'' for an arc
distance of 19.93 feet; thence S. 70°39'12'' W. along a line radial
to said curve for 175.00 feet to a radial intersection with the
Westerly right-of-way line of Hill Drive and a circular curve
concave Southwesterly; thence Northerly along said Westerly
right-of-way line and along the arc of said curve, having a
radius of 1,869.31 feet and a central angle of 05o56'36'' for
193.91 feet to the point of tangency; thence N. 25o17'24'' W.
along said Westerly right-of-way line of Hill Drive for 288.96
feet; thence N. 64°42'36'' E. for 30.00 feet to the Easterly
right-of-way line of Hill Drive; thence N. 25°17'24'' W. along
said Easterly right-of-way line for 110.87 feet; thence
N. 88°42'14'' E. for 684.08 feet to the Point of Beginning.

SECTION 2.
All ordinances or parts of this Ordinance in conflict herewith are hereby
repealed.
SECTION 3.
Should any section or part of this section be declared invalid by any Court
of competent jurisdiction, such adjudications shall not apply or affect any other
provision of this Ordinance, except to the extent that the entire section or part
of the section may be inseparable in meaning and effect from the section to which
such holding shall apply.
SECTION 4.
This Ordinance shall be published as provided by law and it shall become
law and shall take effect immediately upon its Second Reading and Final Passage.
