O-58-170 ORDINANCE NO. 170 . AN ORDINANCE AHENDING THE ZONING HAP OF THE CITY OF CLERHONT, LAKE COUNTY,FLORlDA BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CLERMONT, LAKE COUNTY, FLORIDA:: SECTION I. That the Official Zoning Hap of the City of Clermont, as adopted under Ordinance No. 126 and dated December 7, 1954, of the City of Clermont and as readopted under Ordinance No. 159 of said City, dated December 3, 1957, establishing the zones or districts, of the respective parcels of property located therein, be and the same is hereby amended as follows: . (A) The fOllowing area within the City of Clermont here- tofore embraced within an R-1 Zone is hereby changed to an R-2 Zone t Fractional part of Clermont lying within the follow- ing described boundaries. That part of the City of Clermont beginning at a point at the intersection of South Right-of-Way line of the Atlantic Coast Line Railroad and a line dividing Lots 6 and 7 of Block 54, City of Clermont, extended Northerly to said railroad Right-of-Way; thence South along said line to the Southwest corner of Lot 20 of said Block 54; thence continue South across Osceola Street to the North- west corner of Lot 7 of Block 55; thence South along the West boundary of said Lot 7 to the South- west corner thereot, thence Easterly along the South boundaries of the North 1/2 of Blocks 55, 50 24, 21 and 2 to the Southeast corner of Lot 3 of saId Block 2; thence Southeasterly to the Southwest corner of Lot 18, Hillcrest a subdivision in the City of Cler- mont; thence Easterly along the South boundary of said Lot 18 to the Southeast corner thereof; thence Northerly along the East boundary of Lots 18 to 24. inclusive, of said Hillcrest Subdivision to the North- east corner af said Lot 24; thence Northeasterly a- cross Pitt Street to the Southeast corner of Lot 5 , of Palm Gardens, a subdivision in the City of Cler- mont; thence North along the eastern boundary of Lots 5, 4, 3, 2 and 1 of said Palm Gardens and con- tinue Northerly across Palm Court, a street in said Palm Gardens subdivision to a point on the South boun4ar7 of Lot 6 Block H, as represented on the Plat of the TownsIte of Clermont, whic~ point is 130 . . feet, more or less, East of the Southwest corner thereof, thence continue Norther17 and 130 feet more or less East of and parallel to the East Right-of- Way Line of East Avenue to a point on the South bound- ar7 of Lot 2, Block H, 180 feet, more or less, East of the Southwest corner thereof; thence Westerly along said South boundary of Lot 2 across East Avenue to the Southeast corner of Lot 9, Block 4, Sunset Heights, a subdivision in the City of Clermont, thence continue Westerly along the South boundary of said Lot 9, to the Southwest corner thereof; thence Northerly along the West boundary of said Lots 1 - 9 inclusive of said Block 4, across Orange Avenue and thence along the West boundary of Lots 1 - 5 inclusive, Block 5 of said Sun- set Heights; thence continue Northerly across Palm Street to intersect the Southerly Right-of-Way Line of the At- lantic Coast Line Railroad; thence Southwesterly along the Southerly Right-of-Way line of said Railread to the Point of Beginning. ALL as re~resented on the Hap of the Townsite of Cler- mont and/or the Official Hap of the City of Clermont, both of which, have been duly filed and recorded in the public records ot Lake County, Florida. (B) The following area within the City of Clermont here- tofore embraced within an X~l Zone is hereby changed to an R-l Zonet That part of the City of Clermont beginning at a point on the Westerly Right-of-Way of 12th Street in the City of Clermont with the intersec- tion of the Northern Boundary of said City, run thence Southerly along the West Right-of-Way of said 12th Street to the Northeast corner of BlOck 145, Johnson's Rep1at, a subdivision of the City of Clermont; thence Westerly along the North boun- dary of said Block 145 to the Northwest corner thereof and thence continuing Westerly to inter- sect the West boundary of the City of Clermont; thence Northeasterly along said West boundary of said City to the Point of Beginning. ALL as represented on the Official Hap of the City of Clermont duly filed and recorded in the public records of Lake County, Florida.
