05-01-2012 Regular Meeting 1 - City of Clermont MINUTES PLANNING AND ZONING COMMISSION May 1, 2012 Page 1 The meeting of the Planning & Zoning Commission was called to order Tuesday May 1, 2012 at 7:00 p.m. by Chair Cuqui Whitehead. Other members present were Robert Boyatt, Bernadette Dubuss, William Henning, and Nick Jones. Also in attendance were Jim Hitt, Planning and Zoning Director, Dan Mantzaris, City Attorney, and Rae Chidlow, Administrative Assistant. MINUTES of the Planning and Zoning Commission meeting held April 3, 2012 were approved as amended. REPORTS There were no reports. Planning Director Jim Hitt stated that the second item on the agenda, Real Life Christian, has postponed their request until further notice. 1. REQUEST FOR CONDITIONAL USE PERMIT PROJECT NAME: Travel House of Amenca OWNER: Josee Desrochers APPLICANT: Tieworks Construction, Inc: —Rick Harriman REQUESTED ACTION: Request for a CUP to allow a professional office for a travel business in an R-3-A Residential/Professional District LOCATION: 154 E. Highland Ave. FUTURE LAND USE: Office ZONING: R-3-A, Residential/Professional District Planning Director Jim Hitt presented the Staff report as follows: The applicant is requesting a Conditional Use Permit to allow a professional office for a travel business in an R-3-A Residential/Professional District. Office uses and similar uses are designated as requiring a Conditional Use Permit within the R-3-A district. This site was previously granted a Conditional Use Permit in 2002 but the owner at that time did not complete the required work to the site and the Conditional Use Permit was voided. The new owner and applicant are proposing to utilize the 1,302.8 square foot building and add a 481 sq. ft. addition for a total of 1,783.8 sq. ft. No residential uses are adjacent to the site. Staff believes this area is suitable this type of use and recommends approval of the request for a Conditional Use Permit to allow a professional office for a travel business. �'E City of Clermont MINUTES PLANNING AND ZONING COMMISSION May 1, 2012 Page 2 Rick Harriman, 11605 Holmes Dr., stated that they want to make the business nicer and more professional looking. Commissioner Jones moved to recommend approval of the conditional use permit; seconded by Commissioner Boyatt. The vote was unanimous to recommend approval for the conditional use permit to City Council.
