A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF CLERMONT, LAKE COUNTY, FLORIDA,
GRANTING A CONDITIONAL USE PERMIT TO
ALLOW A RESIDENCE IN THE C-2/CBD CENTRAL BUSINESS DISTRICT
WHEREAS, the Planning and Zoning Commission of the City of Clermont,
Lake County, Florida at its meeting held January 3, 1984 recommended
approval of the Conditional Use Permit to allow a residence in the
C-2/CBD Cebtral Business District on the south 75 feet of the west half
of Lot 18 and the south 75 feet of Lot 20, Block 77, Clermont City
Blocks and the City Council deems it advisable in the interest of the
general welfare of the City of Clermont, Lake County, Florida to grant
the Conditional Use Permit;
NOW THEREFORE BE IT RESOLVED by the City Council of the City of
Clermont, Lake County, Florida that:
SECTION 1
The application for a Conditional Use Permit to allow a residence
in the C-2/CBD Central Business District on the south 75 feet of the
west half of Lot 18 and the south 75 feet df Lot 20, Block 77, Clermont
City Blocks be granted, subject to the following conditions:
1. The property must be developed in substantial accordance with the
approved site plan.
2. Two off-street parking spaces must be provided.
3. No further residential expansion of the use or additions to this
facility shall be permitted except as approved by another CUP.
4. All applicable rules and regulations shall be met, including final
site plan approval, parking, and sign regulations. Shrubbery must
be maintained along the fence at the north property line as re-
quired by City Ordinance.
5. This property may be used only as a single family residence and
commercial building. Any commercial use allowed under the
"Permitted Uses" section of the Zoning Ordinance is acceptable.
Only one residence on the second story is allowed.
6. The final Certificate of Occupancy cannot be issued until each
of the stated conditions has been met.
7. This permit shall expire if construction has not begun within one
year of the date of this CUP.
8. If any of the stated conditions is violated, the applicant under-
stands and agrees that the City Council may revoke this CUP by
resolution.
