RESOLUTIONS
No. 393
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CLERMONT,
LAKE COUNTY, FLORIDA GRANTING A CONDITIONAL USE PERMIT
TO ADD A 125 SQUARE FOOT ROOM TO A HOUSE, WHICH EXPANDS A
NON-CONFORMING USE, BECAUSE THE HOUSE IS A DUPLEX IN THE
R-1-A SINGLE FAMILY ZONE.
WHEREAS, the Planning and Zoning Commission of the City of
Clermont, Lake County, Florida, at its meeting held on March 2, 1982
recommended approval of a Conditional Use Permit to allow the addition
of a 125 square foot room to a house, which expands a non-conforming
use, because the house is a duplex in the R-1-A single family zone,
as hereinafter set forth by unanimous vote, and the City Council
deems it advisable in the interest of the general welfare of the City
of Clermont, Lake County, Florida to grant the Conditional Use Permit;
NOW THEREFORE, BE IT RESOLVED by the City Council of the City of
Clermont, Lake County, Florida that;

The application for a Conditional Use Permit to allow the addition
of a 125 square foot room to a house, which expands a non-conforming
use, because the house is a duplex in the R-1-A single family zone,
located at 610 Lake Shore Drive. Begin at intersection of N line of
Lake Shore Drive and the W line of Lake Avenue. Run N 100 feet, W 200
feet to Lake, S 100 feet, E 200 feet to POB, herring Hooks, be granted
subject to the following conditions:
1. That the property be developed in accordance with the approved
site plan.
2. That this permit shall expire if construction has not begun
withi n one year of the date of th e Conditional Use Permit.
3. That any further construction or expansion must be approved
by a Conditional Use Permit.
4. A Cer tificate of Occupancy shall not be issued until all the
above conditions are met.
