OFFER TO PURCHASE REAL PROPERTY
TO: SAMUEL P. BRATTON, RAYMOND P. COCHRAN, R. E. OSWALT,
DON E. SMITI-i and JACOB M. VANDER MEER, as members of the
City Council of the City of Clermont; DON E. SMITH, as Mayor of
Clermont, Florida; and ALBERT M. JOHNSON, as City Manager of
Clermont, Florida.
RE: Offer by JOHN F. KENNEDY and FRANCES M. KENNEDY, his wife,
to purchase real property presently owned by the City of Clermont,
Florida.
LEGAL DESCRIPTION OF PROPERTY:
From the intersection of the West line of Government Lot 3,
Section 25, Township 22 South, Range 25 East, and the North
right-of-way line of Lake Drive, According to the Official
Map of the City of Clermont, filed February 4, 1926, and re-
corded in Plat Book 8, pages 17 to 23, inclusive, of the Pub-
lic Records of Lake County, Florida, run thence North 75°
22' East along said right-of-way line 150 feet to the Point of
Beginning; thence along right-of-way line North 75° 22' East
25 feet; thence North 11 ° 04' West 126.02 feet to a point lying
130 feet North of the Point of Beginning; thence South, parallel
to the West line of said Government Lot 3, 130 feet to the Point
of Beginning.
APPROXIMATE ACREAGE:
1/27th of 1 acre.
PRICE OFFERED:
ONE HUNDRED AND NO/100 ($100.00) DOLLARS.
EXPLANATION:
JOHN F. KENNEDY and FRANCES M. KENNEDY, his wife, pur-
chased the home of William C. Dangler and wife. The Kennedys attempted
to have the property surveyed before they purchased the property but be-
cause an urgency in closing the transaction existed were unable to obtain
the survey before the transaction was closed. (The Kennedys had a prev-
ious survey of the lot which was correct.) After the Kennedys purchased
the property, a survey was made and it reflected the eastern portion of
the driveway encroached upon city property by eight (8) feet from the
eastern edge of the Kennedys' property. The driveway extended 20 feet
8 inches east of the Kennedy property at the curb of Lake Shore Drive.
(Sketches of the property showing the driveway, the present property
line and the proposed property line are attached. )
The Kennedys believe that ONE HUNDRED AND NO/100 ($100.00)
DOLLARS is a reasonable price to pay for the property. The property is
only approximately 1/27th of one acre and at present has little value to
the City. Before the house was built on the property presently owned by
the Kennedys, the property was assessed at $5, 600.00 which would mean
taxes to the City of $44.80. The present assessed valuation of the Ken-
nedy property is $27, 500.00 and, after homestead exemption, City taxes
are $180.00 per year - a difference of $135.20 per year. If the above de-
scribed property is sold to the Kennedys, the Kennedys in the near future
will be assessed for the sewer system on the 25 feet and this will yield
