WHEREAS, the City Council of the City of Clermont find
that it is necessary to acquire additional land in the City of
Clermont for the purpose of constructing thereon buildings and
storage facilities for equipment and material used by the City
of Clermont in its general operations as a municipality, and
that it is advisable to locate same in the industrial area in
the City, adjacent to highway and/or railroad; and
~, the American National Foods, Inc. are the owners
of Lots 1 to 7, inclusive, Block 117, as represented on the map
of Johnson's Rep1at as filed 3/29/26 and recorded in Plat Book 8,
page 71, Public Records of Lake County, Florida, and said corpora-
tion is willing to sell and convey to the City of Clermont, Lots
4 to 7, inclusive, thereof, and to furnish to the City, without
additional cost a perpetual easement for driveway, road, or
right-of-way purposes over, through and across the West 40 feet
of the South 100 feet of Lot 3, for the total purchase price of
Two Thousand Dollars ($2,000.00), which amount the City finds to
be reasonable, and that the said corporation will furnish Title
Insurance and the required State and Federal documentary stamps,
conveying same by deed of conveyance containing the usual covenants
of warranty, and that all members of the City Council and the Mayor
of the City of Clermont are in accord on this matter; therefore,
BE IT RESOLVED by the City Council of the City of Clermont
and that the City do purchase of and from American National Foods,
Inc. the above described Lots 4 to 7, inclusive, of Block 117,
Johnson's Rep1at, for the total purchase price of Two Thousand
Dollars ($2,000.00), which price is to be paid and delivered to
said corporation upon delivery of deed of conveyance containing
the usual covenants of warranty, with the required State and

Federal documentary stamps thereon, and Title Insurance Binder
disclosing merchantable title, as well as insurable, in the
name of the City of Clermont, and that simultaneously said
corporation shall deliver unto the City of Clermont a permanent
or perpetual easement for driveway or roadway purposes, over
through and across the West 40 feet of the South 100 feet of
the said Lot 3, Block 117, Johnson's Rep1at; and,
BE IT FURTHER RESOLVED that the City Attorney shall
immediately contact the attorney for American National Foods,
Inc. for the purpose of obtaining the deed, easement and Title
Insurance, and when said title is approved by him, the City is
authorized to take delivery of the deed of conveyance and the
easement, and tile Clerk of the City of Clermont is instructed
to deliver to said corporation, its Agent or Attorney, the City's
check for $2,000.00; and that the Mayor and the City Clerk of
the City of Clermont are herewith instructed to enter into an
agreement pertaining to a joint driveway easement with the
American National Foods, Inc. over, through and across the said
West 40 feet of the South 100 feet of the said Lot 3, Block 117,
Johnson's Replat; and that when required a certified copy of
this Resolution be delivered to said American National Foods,
Inc., and that the original be placed in the Kinute Book of
the City Council of the City of Clermont.

The foregoing Resolution was adopted at a Regular Meet-
ing of the City Council of the City of Clermont, held on July 3,
1956.
