A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF CLERMONT, LAKE COUNTY, FLORIDA
GRANTING A CONDITIONAL USE PERMIT
TO ALLOW THE CONSTRUCTION OF AN ADDITIONAL
SANCTUARY BUILDING FOR THE SHEPHERD OF THE HILLS LUTHERAN CHURCH
IN THE C-l LIGHT COMMERCIAL AND R-2 MEDIUM DENSITY RESIDENTIAL
ZONING DISTRICTS
WHEREAS, the Planning and Zoning Commission of the City of
Clermont, Lake County, Florida at its meeting held August 6, 1985
recommended approval of the Conditional Use Permit for the
construction of an additional sanctuary building for the Shepherd
of the Hills Lutheran Church in the C-l Light Commercial and R-2
Medium Density Residential zoning district at the following
location:
Lots 3 - ll, and part of Lots 12 - l5,
Block 8, Ella Vista Heights
The City Council deems it advisable in the interest of the
general welfare of the City of Clermont, Lake County, Florida to
grant the Conditional Use Permit;
NOW THEREFORE BE IT RESOLVED by the Ci ty Counci 1 of the Ci ty
of Clermont, Lake County, Florida that:
SECTION 1
The application for a Conditional Use Permit to allow the
establishment of a funeral home in the C-2 Central Business
District be granted subject to the following conditions:
1. The property must be developed in substantial accordance
with an approved site plan.
2. If, at a future date, parking at this site proves inadequate,
the applicant understands and agrees that the City may
require more parking or rescind this CUP. The approved site
plan must show proposed additional parking spaces should the
initially provided parking become inadequate.
3. No further expansion of the use or additions to this
facility shall be permitted except as approved by another
CUP.
4. All applicable rules and regulations shall be met, including
final site plan approval, landscaping, drainage, parking and
sign regulations, and all yard setbacks. All required
landscaping must be served with a permanent irrigation sys-
tem and must be properly maintained. The drainage and
stormwater retention requirements of the Lake County Pollu-
tion Control Board and FAC 17-25 must be met and approved
by the City Engineer. These areas must be properly
maintained.
5. Drainage overflow must be provided to the inlet
approximately due east of the retention pond on East Avenue.
6. This property may be used only as a church. No other
business operation may be conducted from this facility.
This CUP is not transferable to any other business use,
person or corporation.
7. The final certificate of occupancy cannot be issued until
each of the stated conditions has been met.

8. This permit shall expire if construction has not begun
within one year of the date of this CUP.
9. If any of the stated conditions is violated, the applicant
understands and agrees that the City Council may revoke this
CUP by resolution.
