NO. 541
A RESOLUTION OF THE CITY COUNCIL
OF THE CITY OF CLERMONT, LAKE COUNTY, FLORIDA
GRANTING A CONDITIONAL USE PERMIT TO ALLOW
THE CONSTRUCTION OF A 3600 SQ. FT. ADDITION TO AN EXISTING
MANUFACTURING BUILDING IN THE M-1 INDUSTRIAL ZONING DISTRICT
WHEREAS, the Planning and Zoning Commission of the City of
Clermont, Lake County, Florida at a meeting held October 7, 1986
recommended approval of a Conditional Use Permit to allow the
construction of a 3600 sq. ft. addition to an existing
manufacturing building in the M-1 Industrial Zoning District at
the following location:
Begin at the intersection of the north right-of-way
line with the east line of governmnet lot 8, section
23, twp. 22 south, Rg. 25 east, according to Johnson's
Replat of Blocks 141, 142, 143, 144, 145, 146, 115,
117, 118, 119 and 120 of the Town of Clermont, Lake
County, Florida, recorded in Plat Book 3, page 5,
Public Records of Lake County, Florida; thence N. 89
57'55" W. along said north right-of-way line 232.49
feet to the east right-of-way of west Lake Drive;
thence N. 00 06'00" W. along said east right-of-way
line 330.91 feet to a point on a curve concaved
northerwesterly and having a radius of 385.00 feet;
thence along arc of said curve 147.63 feet to an
intersection with the southern1y right-of-way line of
Carroll Street; thence N. 20 10"07" E. 60.00 feet to a
point on the northerly right-of-way line of said
Carroll Street; thence S. 69 49'53" E. along said
right-of-way line 125.66 feet to aforesaid east line of
Government Lot 8; thence S. 0 14'35" W. along said east
line, 454.70 feet to the point of beginning.
The City Council deems it advisable in the interest of the
general welfare of the City of Clermont, Lake County, Florida to
grant the Conditional Use Permit;
NOW THEREFORE BE IT RESOL VED by the Ci ty Counc i 1 of the Ci ty
of Clermont, Lake County, Florida that:
SECTION 1.
The application for a Conditional Use Permit to allow
Construction of a 3600 sq. ft. addition to an existing
manufacturing building in the M-1 Industrial Zoning District be
granted subject to the following conditions:
1. The property must be developed in substantial accordance
with an approved site plan.
2. If, at a future date, parking at this site proves inade-
quate, the applicant understands and agrees that the City may
require additional parking or rescind this CUP.
3. No further expansion of the use or additions to this
faci 1 i ty sha 11 be permi tted except as approved by another
CUP.

4. ~ll a{>plic!lble .rules and regulations shall be met,
IncludIng fInal sIte plan approval, landscaping, drainage
parking, and sign regulations, and all yard setbacks. ATl
requi red 1 andscaping must be served wi th a permanent
irrigation system and must be properly maintained. The
drainage and stormwater retention requirements of the St.
Johns River Water Management and FAC-17-25 must be met, and
approved by the City Engineer. These areas must be properly
maintained.
5. This property may be used only as a manufacturing building.
No other business operation may be conducted from this
facility. This CUP is not transferable to any other
business use, person or corporation.
6. The final Certificate of Occupancy cannot be issued until
each of the stated conditions has been met.
7. This permit shall expire if construction has not begun
within one year of the date of this CUP.
8. If any of the stated conditions is violated, the applicant
understands and agrees that the City Council may revoke this
CUP by resolution.
9. Off-street parking must be delineated, maintained and dust
mustbe controlled.
10. The three oak trees in the off-street parking area must be
preserved.
11. The entrance and exit to the parking area must be paved from
the edge of the street to the property line.
12. Access for the truck loading and unloading to be specified
on the Site Plan.
13. If parking area is no longer leased by Clermont Builders
Supply, other off-street parking must be provided with at
least the same number of parking spaces.
