AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
CLERMONT, LAKE COUNTY, FLORIDA, ADOPTING THE LARGE
SCALE COMPREHENSIVE PLAN AMENDMENT FOR THE CITY OF
CLERMONT, FLORIDA, PURSUANT TO THE LOCAL GOVERNMENT
COMPREHENSIVE PLANNING ACT, CHAPTER 163, PART II,
FLORIDA STATUTES; SETTING FORTH THE AUTHORITY FOR
ADOPTION OF THE LARGE SCALE COMPREHENSIVE PLAN
AMENDMENT; SETTING FORTH THE PURPOSE AND INTENT OF
THE LARGE SCALE COMPREHENSIVE PLAN AMENDMENT;
PROVIDING FOR THE ADOPTION OF THE LARGE SCALE
COMPREHENSIVE PLAN AMENDMENT; ESTABLISHING THE
LEGAL STATUS OF THE LARGE SCALE COMPREHENSIVE PLAN
AMENDMENT; PROVIDING A SEVERABILITY CLAUSE AND
PROVIDING AN EFFECTIVE DATE.
WHEREAS, the Comprehensive Plan of the City of Clermont was adopted by the City
of Clermont on June 23, 2009, in accordance with the Local Government Planning and Land
Development Regulations Act of 1985, Chapter 163, Part II, Florida Statutes; and
WHEREAS, the Comprehensive Plan of the City of Clermont may be amended pursuant
to Florida Statute 163.3187; and
WHEREAS, the Planning and Zoning Commission and the City Council of the City of
Clermont have held public hearings on the proposed amendment to the plan in light of written
comments, proposals and objections from the general public;
NOW THEREFORE BE IT RESOLVED AND ENACTED, by the City Council of
the City of Clermont, Lake County, Florida that:
SECTION 1.
After public hearings held by the City of Clermont Local Planning Agency and the Clermont
City Council, the Future Land Use Map of the Comprehensive Plan of the City of Clermont is
hereby amended by changing the following described property as shown:

FEE SIMPLE INTEREST:
A portion of Tracts 3, 4 and 14 of Lake Highlands Company Subdivision of Section 26,
Township 22 South, Range 26 East, as recorded in Plat Book 3, Page 52; and a portion of Tracts
61 and 62 of Lake Highlands Company Subdivision of Section 23, Township 22 South, Range
26 East, as recorded in Plat Book 4, Page 11 and the unnamed road lying North of Tracts 3 and 4
of Lake Highlands Company Subdivision of Section 26, Township 22 South, Range 26 East, as
recorded in Plat Book 3, Page 52 and lying South of Tracts 61 and 62 of Lake Highlands
Company Subdivision of Section 23, Township 22 South, Range 26 East, as recorded in Plat

Commence at a nail & disk (LB 721) marking the Northwest comer of the Northeast 1/4 of said
Section 26; thence South 89°46'45" East, along the North line of said Northeast 1/4 of Section
26, a distance of 33.00 feet to a 1/2" rebar & cap (LB 7996) marking the intersection with the
East right-of-way line of County Road No. 455 (right-of-way width varies) and being the Point
of Beginning; thence, leaving said North line, North 00°36'35" East, along said East right-of-way
line, a distance of 195.41 feet to a 1/2" rebar & cap (LB 7996); thence, leaving said East right-of-
way line, South 89°46'45" East, a distance of 1296.29 feet to the East line of Tract 62 of Lake
Highlands Company Subdivision of Section 23; thence South 00°56'24" West, along said East
line and the Southerly projection thereof, a distance of 195.42 feet to a 5/8" rebar & cap (LB
6723) on the North line of said Northeast 1/4 of Section 26; thence continue South 00°56'24"
West, along the East line of said Tract 3 and Tract 14 of Lake Highlands Company Subdivision
of Section 26, a distance of 960.55 feet to a 5/8" iron cap (no identification) on the North right-
of- way line of State Road No. 50 (right-of-way width varies); thence, along said North right-of-
way line the following (5) calls: (1) North 88°38'08" West, a distance of 100.41 feet to a 5/8"
rebar & cap (LB 4641); (2) South 00°52'56" West, a distance of 208.02 feet to a 5/8" rebar & cap
(LB 4641); (3) North 89°06'41" West, a distance of 443.99 feet to a 1/2" rebar & cap (LB 7996);
(4) North 00158'48" East, a distance of 38.0 feet to a 5/8" rebar & cap (LB 4641); (5) North
89°02'31 " West, a distance of 41.98 feet to a 5/8" rebar & cap (LB 2108); thence, leaving said
North right-of-way line, North 00°27'02" East, a distance of 879.26 feet to a 5/8" rebar & cap
(LB 2108); thence North 89°48'27" West, a distance of 700.05 feet to a nail & disk (LB 7833) on
the East right-of-way line of said County Road No. 455; thence North 00°36'35" East, along said
East right-of-way line, a distance of 243.87 feet to the Point of Beginning.

AND REGIONAL COMMERCIAL
TO: CITY OF CLERMONT COMMERCIAL
SECTION 2: SEVERABILITY
If any portion of this Ordinance is declared invalid, the invalidated portion shall be severed from
the remainder of the Ordinance, and the remainder of the Ordinance shall continue in full force
and effect as if enacted without the invalidated portion, except in cases where such continued
validity of the remainder would clearly and without doubt contradict or frustrate the intent of the
Ordinance as a whole.
SECTION 3: EFFECTIVE DATE
This Ordinance shall be published as provided by law and it shall become law and shall take
effect thirty (30) days plus one (1) after its Second Reading and Final Passage.
