FIRST AMENDMENT TO LEASE BETWEEN CITY OF CLERMONT
AND SOUTH LAKE CHAMBER OF COMMERCE. INC.
THIS FIRST AMENDMENT TO LEASE is made and entered into this day of
Cl , 2021, by and between CITY OF CLERMONT, a Florida municipal
corporation whose address is 685 W. Montrose Street, Clermont, FL 34711, hereinafter "Landlord"
and SOUTH LAKE CHAMBER OF COMMERCE, INC. a Florida Non -Profit Corporation, whose
address is 620 W. Montrose St., Clermont, FL , 34711, hereinafter "Tenant".
WHEREAS, that certain Lease dated the February 14, 2017, hereinafter referred to as
"the Lease" expires on March 31, 2022;
WHEREAS, the Lease grants to Tenant one option to renew the term of the Lease for a
period of five (5) years;
WHEREAS, Tenant is not currently in default of the terms of the Lese and has exercised
its option to extend the term of the Lease by five (5) years;

WHEREAS, both Landlord and Tenant desire and agree to amend said Lease as set forth
NOW THEREFORE, the parties, in exchange for the mutual covenants contained herein
and in the Lease, agree as follows:
1. This addendum expressly modifies the Lease and in the event of a conflict, the terms
and conditions of this Addendum shall prevail.
2. Unless otherwise terminated as provided in the Lease, the Term of the Lease is
hereby extended to and shall expire on March 31, 2027, hereinafter the "Renewal Term".
Notwithstanding any thing in the Lease to the contrary, Tenant shall have no additional options to
renew the Term and any additional extensions of the Term shall be subject to mutual agreement of
the parties.

3. Effective April 1, 2022 the annual rental for the Premises shall be thirteen thousand
two hundred fifty four DOLLARS and 17/100 ($13,254.17) per year payable in equal monthly
installments of one thousand one hundred four DOLLARS and 51/100 ($1,104.51) plus applicable
sales tax, without offset or deduction except as otherwise set forth in this Lease. Each year during
the Renewal Term, as of the anniversary of the Commencement Date, the rental amount as set forth
above, shall be adjusted and increased by the lesser of the applicable Consumer Price Index for
Urban Wage Earners and Clerical Workers, U.S. City Average, published by the Bureau of Labor
Statistics of the United States Department of Labor (the Price Index) as of the anniversary date or
TWO PERCENT (2%).
4. All other terms and conditions set forth in the Lease shall remain in full force and

effect and unchanged as agreed to by the parties.
IN WITNESS WHEREOF, the Parties hereto have caused this Agreement to be executed
by their duly authorized officers, and copies delivered to each Party, as of the day and year first
above stated.
