02-07-2006 Workshopa CITY OF CLERMONT MINUTES PLANNING & ZONING COMMISSION WORKSHOP MEETING FEBRUARY 7, 2006 The workshop meeting of the Planning & Zoning Commission was held on Tuesday, February 7, 2006 at 7:00 p.m. Members in attendance were Chairman David Pape, Sy Holzman, David Outlaw, and Elwood Treadwell. Peter Geigel and Roger Pierce were absent. Also attending were Jim Hitt, Director of Planning, and Joy Thys, Planning and Zoning Tech. Chairman David Pape welcomed those present and gave the floor to Planning and Zoning Director Jim Hitt. Jim Hitt, Planning and Zoning Director presented the agenda and showed the JPA map. Mr. Hitt stated the map is a continual work in progress, but gives an idea of growth in • the unincorporated area of the JPA. Mr. Hitt explained the Rinker property is an industrial area and they would like to keep it as such, but also development a portion of the land for a light industrial area. The acreage for this area is approximately 250 usable acres. Commission Member David Pape asked what type of industry was being considered for that area. He felt the City needed to be very specific in what type of industry would be allowed to operate there. Mr. Hitt further explained that the commercial zoning for the City is a very light industrial, which usually includes punch-out work, assembly, distribution and such. Chairman David Pape asked Mr. Hitt how the promotion of this commercial property would be handled. Mr. Hitt explained the review process of the proposed JPA map which includes reviews and appeals. Commission Member Elwood Treadwell asked if anything was being done concerning a connector at Highways 27 and 50. Mr. Hitt explained there was a proposal submitted on Monday night showing a cloverleaf style interchange. Mr. Hitt also showed another map showing an extension from Highway 50 to Hartwood Marsh Road via Hartle Road. • Mr. Hitt explained these proposed road changes were very pre{iminary. a CITY OF CLERMONT MINUTES PLANNING & ZONING COMMISSION WORKSHOP MEETING FEBRUARY 7, 2006 Page - 2 Mr. Richard Gonzalez from Tarmac Industries spoke about how the sand mine, located an Hartwood Marsh road, will work with the City in order to plan roads and help maintain well water. Mr. Gonzalez stated Tarmac Industries is interested in donating land for a trail for the City of Clermont and one of their main objectives is the future of the youth of the area.
