MINUTES
PLANNING AND ZONING COMMISSION
June 4, 1985
A regular meeting of the Planning and Zoning Commission was called
to order by Chairman John Sargent on Tuesday, June 4, 1985 at 8:15
p.m. in the City Counci 1 Chambers.
• Roll call. Members in attendance were Adelbert Evans, Buddy
Rogers, John Sargent, Debbie Gaines and James Shepherd. Absent
and excused were Marie McKinney and Nick Jones. Also absent were
Don Beal and Robert Thompson. City staff members in attendance
were City Manager Wayne Saunders and Planning and Zoning Techni-
cian Marilyn George.
Minutes of the meeting of May 7, 1985 were approved as presented.
Revised Zoning Ordinance. City staff and Council members had re-
viewed Ordinance 208-C, the Zoning Ordinance, and made recommenda-
tions for revisions to the ordinance.
This ordinance and its recommended revisions were read and
discussed by the Planning and Zoning Commission and the following
suggestions made:

(22) Change last sentence to read "Land below the ordinary
high water mark or land designated as marshlands or wet-
lands is not considered usable."

• Last paragraph: Place a period after "law", another after
"concurrently" (on page 7). Last sentence to read "Re-
zoning requests are subject to County agreement within two
(2 ) years of annexation."
Page 8
(6) Change to read "In ground swimming pools and their
decks must be located....." Add this sentence to end:
"Above ground pools shall be subject to setback regula-
tions for other above ground structures."

Section 26-23. Second sentence to read "Each space shall
be at least three hundred (300) square feet, including
• ingress and egress, for commercial uses and two hundred
(200) square feet for residential uses....."

Section 26-41. (3) Add "(e) A topographical map with five
(5) foot contour lines if deemed necessary by City staff."
Mr. Donald McCaffrey requested that consideration be given to re-
vising the setback requirement from Highways 50 and 27 at their
intersection where access is by service road or the right-of-way
exceeds 100 feet. It was the consensus that it be suggested to
City Council that special consideration be given to this problem.

• A motion was made by Mrs. Gaines, seconded by Mr. Evans and
carried by unanimous vote THAT IT BE RECOMMENDED TO CITY COONCIL
THAT THE REVISED ZONING ORDINANCE, AS AMENDED BY THB PLANNING AND
ZONING COMMISSION BE ACCEPTED.
Mr. Rogers went on record as being upset about the lack of parti-
cipation by members of the Planning and Zoning Commission.
There being no further business, the meeting was adjourned at
10:40 p.m.
