AN ORDINANCE OF THE CODE OF ORDINANCES OF THE CITY OF
CLERMONT, LAKE COUNTY, FLORIDA, CLOSING AND PERMANENTLY
ABANDONING PORTIONS OF THE PLATTED AND DEEDED RIGHTS-OF-WAY
DEPICTED ON THE PL1\T OF LAKE HIGHLANDS COMPANY RECORDED IN PLAT-·
BOOK 2, PAGE 28, PUBLIC RECORDS OF LAKE COUNTY, FLORIDA; AND AS
REFERENCED IN DEED BOOK 74, PAGE 328, AND DEED BOOK 78, PAGE 388 OF
THE PUBLIC RECORDS OF LAKE COUNTY TO THE EXTENT THE RIGHTS-OF-
WAY ARE WITHIN THE PROPERTY DESCRIBED AS SOUTH RIDGE
SUBDIVISION; REPEALING ALL ORDINANCES IN CONFLICT HEREWITH,
PROVIDING FOR SEVERABILITY, PROVIDING FOR PUBLICATION AND
PROVIDING FORAN EFFECTIVE DATE.
The City Council of the City of Clermont, Lake County, Florida hereby ordains that:

SECTION I:
Those portions of the platted and deeded right-of-way easements located within the City
of Clermont, Lake County, Florida as hereinafter described are hereby closed and permanently
abandoned:
SECTION 2:
Any and all right of the City and the public in that certain deeded rights of way described
below are hereby closed and permanently abandoned:
That part of Section 28, Township 22 South, Range 26 East, Lake County, Florida
described as follows:
Commence at the East Y. comer of said Section 28; thence run SOoo04'16"E along the East line
of the Southeast Y. of said Section 28 for a distance of 112.11 feet; thence run S89°55'44"W for
a distance of 50.00 feet to the West right-of-way line of Hancock Road, as described in the
Official Records Book 2010, Page 321, ofthe Public Records of Lake County, Florida, and the
POINT OF BEGINNING; thence run SOoo04'16"E along said West right-of-way line for a
distance of549.53 feet to the North line of GREATER PINES-PHASE 1, as recorded in Plat
Book 34, Pages 27 and 28 of said Public Records; thèIiCe run S89°23 '29"W along said North line
and the South line of Tract 33 and Tract 34 of LAKE HIGHLANDS COMPANY, as recorded in
Plat Book 3,

and a chord bearing of S75°37'55"E; thence run Easterly along the arc of said curve through a
central angle of29°42' 17" for a distance of699,90 feet to the point of tangency; thence run
N89°30'57"E for a distance of53.09 feet; thence run S45°16'40"E for a distance of98.64 feet to
the POINT OF BEGINNING. Containing 24,794 acres more or less.

SECTION 3:
This closing is done pursuant to the authority of the Charter of the City of Clermont, Lake
County, Florida and the general laws ofthe State of Florida.
SECTION 4:
All ordinances or parts of this ordinance in conflict herewith are hereby repealed.
SECTION 5:
Should any section or part of this section be declared invalid by any court of competent
jurisdiction, such adjudications shall not apply to or affect any other provision of this Ordinance,
except to the extent that the entire section or part of the section may be inseparable in meaning
and effect rrom the section to which such holding shall apply.
