LEASE AGREEMENT
This LEASE AGREEMENT made and entered into this 2nd day of
February , 1978, by and between the CITY OF CLERMONT, a municipal
corporation, hereinafter referred to as LESSOR, and
L E S LIE DO R N
GRIFFIN
, hereinafter referred to as LESSEE.
1. The LESSOR hereby leases to the LESSEE the following-described
real property in Clermont, Lake County, Florida:
N 63 feet of Lot 19, Block 80, according to the Official Map of the
City of Clermont, Fla. recorded in Plat Book 8, pages 17-23 inclusive,
for the following purpose:
Hair Styling Salon
2. This lease shall be for a term beginning on the date of execution
of this Leas t Agreement and terminating on Fe b. 2, 1 98 1
, unless terminated
at an earlier date as herein provided.
3. The LESSEE shall pay to the LESSOR the sum of $ 165.00 per month
in advance on the first day of each month.
4. The LESSOR acknowledges receipt of the sum of $ 330.00 from the
LESSEE which represents the last month's rental under this Agreement. If this
Lease Agreement is terminated by reason of the LESSEE'S default of any of the
provisions herein, LESSEE shall forfiet this last month's rental as partial
liquidated damages.
5. The LESSEE shall have the option to renew the terms of this Lease
Agreement for an additional period of ~ months, or through
Feb 2, 1984
The terms of the renewal shall remain the same as herein provided with the
exception of the monthly rental which will be $185.00 per month. LESSEE shall
exercise this option by written notice to the LESSOR on or before 90 days prior
to termination of lease.

6. The LESSEE shall maintain the property in good condition and shall
be responsible for all repairs, alterations, painting or decorating. Any
alteration or modification in the construction of the premises by the LESSEE
will require written approval by the LESSOR. The LESSEE agrees to indemnify
the LESSOR for any liens for improvements made by the LESSEE.
7. The LESSOR shall maintain adequate fire and casualty insurance on
the premises, however, LESSEE shall be responsible for obtaining any insurance
it may require for the contents of the building.

8. The LESSEE shall pay all utilities on the premises.
9. The LESSEE hereby indemnifies and agrees to hold harmless the
LESSOR for any damages or injuries to LESSEE, its clients or its clients' property.
10. The LESSEE shall not sub-let the premises without written approval
by the LESSOR and LESSEE further agrees to allow any liens, attachments, claims
or encumbrances of any kind to be levied against the leased premises.
11. At the expiration of this Lease Agreement the LESSEE shall surrender
the premises in as good condition as it was at the beginning of the term,
reasonable use and wear excepted.
IN WITNESS WHEREOF we have set our hands and seals the day and year
first above written.
