LEASE
THIS LEASE, made this 6th day of April, 1954, by and
between the CITY OF CLERMONT, a municipal corporation, herein
called the lessor, and CLERMONT GARDEN CLUB, a non-profit Florida
corporation, herein called the lessee,
WITNESSETH, that in consideration of the covenants herein
contained, on the part of the said lessee to be kept and performed,
the said lessor does hereby lease to the said lessee, the follow-
ing described property in the City of Clermont, Lake County,
Florida, to-wit:
Lots Ten, Eleven, Twelve and Thirteen (10, 11, 12 & 13),
Block Ninety (90) as represented on the Official Map of
the City of Clermont filed 2/4/26 and recorded in Plat
Book 8, pages 17 to 23, both inclusive, public records
of Lake County, Florida.
TO HAVE AND TO HOLD, the same for the term of 99 years
from date hereof paying therefor the total rent of $1.00, the
receipt of which is hereby acknowledged by the lessor herein.
The lessee covenants with the said lessor:
(a) To make no unlawful, improper or offensive use of the
premises and not to use said premises for any othex purpose than
for the purpose of fostering, encouraging, promoting, and develop.
ing civic beautification in the City of Clermont, Lake County,
Florida, and on public highways and roads entering the City of
Clermont.
(b) Not to assign this lease ox sublet any portion of the
premises without the Written consent of the lessox.
(c) To pay all State and/or County taxes, levies and assess-
ments, if any, made.
(d) To construct only such buildings thereon under a complete
set of plans and specifications approved in writing by the lessor.
In the event of fire or other hazard destroying the whole or any
part of said premises, to repair and replace same immediately or
remove all of the debris and balance of any stxuctures so
damaged or destroyed.
(e) To keep the above property so improved that hazard
of fire from debris or underbrush, grass and weeds will not
exist.
(f) To quit and deliver up said premises at the end of
said term and lessee agrees if it shall violate any of the
covenants of this lease, then said lessee shall become a tenant
at sufferance, hereby waiving all right of notice, and the lessor
shall be entitled immediately to re-enter and retake possession
of the demised premises and all improvements thereon.
IN WITNESS WHEREOF, the parties to these presents have
hereunto set their hands and seals the day and year first above
written.

On this day personally appeared before me, the undersigned
Notary Public, V. W. Boyd and A. M. Johnson, to me well known
respectively as Mayor and City Clerk of City of Clermont, a muni-
cipal corporation, and known to me to be the persons who executed
the within Lease, and acknowledged that they executed the same as
the officers of said. corporation and as its act and deed for the
purposes therein expressed. Dated at Clermont, Florida
