WHEREAS.the Wellness Ridge Community Development District(the"District's was
established by Ordinance No. 2022-018 of the City Council of City of Clermont, Florida (the
"City")O,adopted on May 10,2022(the"Establishment Ordinance"j;
WHEREAS.oa December 9,2025,the City received a Petition for Ordinance Amendment
to Expand and Contract the Wellness Ridge Community Development District (the "Petition'>
from the District,as modi5ed by the Amended and Restated Petition for Ordinance Amendment
to Contract the Wellness Ridge Community Development District,submitted to the City—April
16.2026;
WHEREAS,the City has considered the record of the public hearing and the statutory
factors set forth in Chapter 190,Florida Startttes,in making its determination to grant or deny the
Petition;
WHEREAS>pursuant to the infotxnation contained within the Petition, an investigation
conducted by City staff' and otherwise being fully advised as to the facts and circumstances
contained within the request of the District,the City has decided to grant the Petition to amend
Ordinance No.2022-018 to contract the boundary of the District only_
NOW,THEREFORE,BE IT ORDAINED by the City Council of the City of Clermont
in lawful session assembled,as follows:
SECTION 1_ RECITALS
T'he above Recitals are hereby incorporated herein by reference as legislative findings of fact in
support of this Ordinance_
SECTION 2_ AUTHORITY
'This Ordinance is adopted in compliance with and pursuant to the Uniform Community
Developrt�rnt District Act of 1980,Chapter 190,Florida Srorures,and Florida law.

SECTION 3. CONTRACTION
The land described in Exhibit "A" attached hereto and incorporated herein by reference (the
"Contraction Parcel") is comprised of approximately .08 acres of land and is hereby contracted
from the boundary of the District.
SECTION 4. EXTERNAL BOUNDARY OF THE DISTRICT
After removing the Contraction Parcel from the boundary of the District,the District's boundary
is hereby determined to be comprised of approximately 573.93 acres of land, as reflected in the
metes and bounds legal description attached hereto as Exhibit"B".
SECTIONS. BOARD TURNOVER
The current schedule for Board turnover,Florida Statutes Chapter 190.006,shall not be delayed
due to the result of the contraction described herein.
SECTION 6. ALL OTHER CONDITIONS TO REMAIN UNCHANGED
Except as expressly referenced herein,all other terms and conditions of Ordinance 2022-018 shall
remain unchanged and enforceable in accordance with the terms expressed herein.
SECTION 7. SEVERABILITY AND REPEAL
All ordinances, agreements, or resolutions and parts thereof in conflict herewith to the extent of
such conflicts are hereby repealed.If any phrase,clause,sentence,paragraph,section or subsection
of this ordinance shall be declared unconstitutional or invalid by a court of competent jurisdiction,
such unconstitutionality or invalidity shall not affect the remaining phrases, clauses, sentences,
paragraphs, sections or subsections of this Ordinance.
SECTION 8.ADMINISTRATIVE CORRECTION
This Ordinance may be re-numbered or re-lettered and the correction of typographical and/or
scrivener's errors which do not affect the intent may be authorized by the City Manager or
designee, without need of public hearing, by filing a convected or re-codified copy of same with
the City Clerk.
SECTION 9.EFFECTIVE DATE
This Ordinance shall take effect upon its publication and approval,as required by Florida law.
SECTION 10.RECORDING
A certified copy of the ordinance may be filed with the Clerk of the Circuit Court of Lake County,
Florida, and duly recorded among the Public Records of Lake County, Florida at the Petitioner's
expense.

such unconstitutionality or invalidity shall not affect the remaining phrases, clauses, sentences,
paragraphs, sections or subsections of this Ordinance.
SECTION 8. ADMINISTRATIVE CORRECTION
This Ordinance may be re-numbered or re-lettered and the correction of typographical and/or
scrivener's errors which do not affect the intent may be authorized by the City Manager or
designee, without need of public hearing, by filing a corrected or re-codified copy of same with
the City Clerk.
SECTION 9. EFFECTIVE DATE
This Ordinance shall take effect upon its publication and approval, as required by Florida law.
SECTION 10. RECORDING
A certified copy of the ordinance may be filed with the Clerk of the Circuit Court of Lake County,
Florida, and duly recorded among the Public Records of Lake County, Florida at the Petitioner's
expense.
