AN ORDINANCE UNDER THE CODE OF ORDINANCES OF THE CITY
OF CLERMONT, LAKE COUNTY, FLORIDA, PROVIDING FOR THE
ANNEXATION OF A CERTAIN PARCEL OF LAND CONTIGUOUS TO
THE PRESENT CITY BOUNDARIES; PROVIDING FOR AN
EFFECTIVE DATE; PROVIDING FOR SEVERABILITY; AND
PROVIDING FOR PUBLICATION.

WHEREAS, the City Council of the City of Clermont, Florida has received a Petition for
Annexation of a parcel of land contiguous to the present corporate limits under Section 171.044,
Florida Statutes, and
WHEREAS, the City Council of the City of Clermont, Florida, has determined that it is in
the best interest of the City and of the property herein sought to be annexed that the City annex the
following described property, and
WHEREAS, the City Council has determined that the area sought to be annexed is
contiguous to the City and is in need of the services which the City can offer and the City has
determined that such area sought to be annexed will be substantially benefited by annexation, and
WHEREAS, the City Council has determined that all requirements of Section 171.044,
Florida Statutes, have been met.
SECTION 1:
NOW THEREFORE BE IT RESOLVED, under the provisions of Florida Statute Chapter
171 and the General and Special Laws of the State of Florida; that the City of Clermont, Florida,
does hereby annex to and make part of its corporate boundaries, the following described property
contiguous to the present City boundary, to-wit:
A tract of land lying in Section 29, Township 22 South, Range 26 East, Lake County, Florida, being
more particularly described as follows:
Commence at the Northwest corner of said Tract 31, said corner being S88°27'39"E, a distance of
39.78 feet from the Northeast corner of the most Easterly terminus of Sandy Grove Avenue, Sandhill
Commons, Unit 1, according to the plat thereof as recorded in Plat Book 53, Pages 17 and 18 of the
Public Records of Lake County, Florida, thence S88°27'39"E, along the Northerly line of said Tract
31, a distance of 12.99 feet to an intersection with the Easterly right of way line of Oakley Seaver
Drive as constructed; said intersection being 80.00 feet East of the Westerly right of way line of said
Oakley Seaver Drive (when measured perpendicular) as depicted on the Plat of Hooks Street
Commercial Center Subdivision, according to the plat thereof as recorded in Plat Book 61, Pages 70
and 71 of the Public Records of Lake County, Florida, said intersection being the point of beginning;

thence departing said Easterly right of way line, S88°28' 11 "E, along said Northerly line of Tract 31, a
distance of 645.68 feet to the Northeast corner of said Tract 31, said corner also being the Southeast
corner of Tract 18 and the Southwest corner of said Tract 17; thence N00° 16'09"E, along the
Westerly line of said Tract 17, a distance of 107.04 feet to an intersection with the Westerly
extension of the Southerly line of Summit Subdivision, according to the Plat thereof as recorded in
Plat Book 8, Page 7 of the Public Records of Lake County, Florida; thence departing said Westerly
line, S89° 16'26"E, along said Westerly extension, a distance of 3.64 feet to the Southwest corner of
Lot 51 of said Summit Subdivision; thence departing said line, S00°16'22"W, a distance of 10.50
feet; thence S89° 16'26"E, parallel with the said Southerly line of Summit Subdivision, a distance of
120.30 feet; thence N00° 16'22"E, a distance of 10.50 feet to an intersection with the said Southerly
line of Summit Subdivision, said intersection being the Southeast corner of said Lot 51; thence
S89° 16'26"E, along said Southerly line, a distance of 485.70 feet to an intersection with the Westerly
right of way line of Citrus Tower Boulevard per Official Records Book 2360, Page 714 as recorded
in the Public Records of Lake County, Florida, said intersection being on the arc of a circular curve
concave Easterly and having a radius of 2133.00 feet; thence departing said Southerly line, from a
radial bearing of N88°25'43 "W, Southerly along the arc of said curve and the said Westerly right of
way line, through a central angle of O l ° 15'49", a distance of 47.04 feet to the point of tangency;
thence S00° 18'28"W, along said line, a distance of 642.29 feet; thence S45°55'56"W, along said line,
a distance of 55.96 feet to an intersection with the Northerly right of way line of Hooks Street per
Official Records Book 2646, Page 47 as recorded in the Public Records of Lake County, Florida;
thence departing said Westerly right of way line, N88°26'42"W, along said Northerly right of way
line, a distance of 1190.01 feet to an intersection with the said Easterly right of way line of Oakley
Seaver Drive, said intersection being the point of curvature of a circular curve concave Northeasterly,
having a radius of 25.00 feet; thence Northwesterly along the arc of said curve, through a central
angle of 88°42'58", A distance of 38.71 feet to the point of tangency; thence continue along said
Easterly right of way line, N00° 16' 16"E, a distance of 588.76 feet to the Point of Beginning.
CONTAINING 19.17 ACRES MORE OR LESS
AND
The entire road right-of--way of Hooks Street from the eastern edge of Citrus Tower Boulevard to the
western edge of the Sandhill Commons Unit II Plated development (PB 58 PG 11-12); and the entire
road right-of way of Citrus Tower Boulevard from the Southern edge of Hooks Street north to the
Southern right-of--way of State Road 50 (a.k.a. Highway 50).
SECTION 2:
That the aforedescribed property shall be and hereby is made part and parcel of the City of Clermont,
Florida, and that said property shall be subject to all of the laws, ordinances, and provisions
pertaining to the City of Clermont.
SECTION 3:
All property aforedescribed shall henceforth be subject to ad valorem taxation by the City of
Clermont, and any other general or special taxes or assessments.

SECTION 4:
Should any section or part of a section be declared invalid by any court of competent jurisdiction,
such adjudications shall not apply or affect any other provision of this ordinance, except to the extent
that the entire section or part of the section may in separable in meaning and effect from the section
to which such holding shall apply.
SECTION 5:
This Ordinance shall be recorded in the public records of Lake County.
SECTION 6:
This ordinance shall be published as provided by law, and it shall become law and take effect upon
its second reading and Final passage.
PASSED AND ORDAINED BY the City Council of Clermont, Lake County, Florida on this
