10-02-1990 Request• • PLANNING & ZONING COMMISSION OCTOBER 2, 1990 The regular scheduled meeting of the Planning & Zoning Commission was called to order Tuesday, October 2, 1990 at 7:30 by Chairman John Sargent. Members present were James Brown, Marilyn George, Adelbert Evans and Peter Bertronaschi. Members excused were Don Smith, Bonnie Kranz, Edward Ivey and Carlos Solis. NEW BUSINESS 1. REQUEST REZONE APPLICANT: OHM Remediation Services Corp. 13400 Mohawk Road Clermont, FL 34711 LEGAL DESCRIPTION: The north 324.2 feet of the west 268.72 feet of Tract 5, Lake Highlands Company, Section 20, Township 22 south, Range 26 East. GENERAL DESCRIPTION: 1.99 acres lying south of Mohawk Road and approximately .4 mile east of the intersection of Grand Highway and Mohawk Road. REQUEST: Rezone property which is to be annexed into the City and at the time of annexation would be zoned RR-Rural Residential to M-1 Light Manufacturing. Mr. Saunders stated that the property is currently zoned industrial in the county. The property to the south is owned by the city and is zoned for a Public Facility district. There is another manufacturing business directly to the east of this property and Florida Power has purchased the property directly west of this parcel. Staff feels that this zoning would fit in with the surrounding area. We have looked at this area for many years as being a light manufacturing area. Staff recommends approval of this zoning. Mr. Sargent asked about the adjacent properties to the east of this parcel. Mr. Saunders stated that this was a truss plant which is in the county and is zoned industrial. At this point they have not requested annexation into the city. However, this property is contiguous with the other property that is being annexed into the city. Mr. Sargent stated that the action of the Planning and Zoning Commission was to either recommend approval or denial. And if approved would then follow the action of the City Council next week. Mr. Saunders stated that this was correct. First on the agenda for the City Council will be the public hearing for the final annexation and if the final annexation is approved they would then have a public hearing on the rezoning. 1 ~ ~ • • Mr. Bertonaschi asked if there was any significant differences between the county manufacturing zoning and the city manufacturing zoning. Mr. Saunders stated that there was not any significant differences. A motion was made by Mr. Evans to recommend to the City Council approval of this request as presented by staff, seconded by Mr. Brown and approved by a unanimous vote. Mr. Saunders reminded the committee of the Local Planning Agency meeting to be held October 8, 1990 at 7:30 p.m. There being no future business the meeting was adjourned. t John gent, C irman ATTEST: Mimi Hauch, Planning Technician 2
