MINUTES
PLANNING & ZONING COMMISSION
November 15, 1990
The meeting of the Planning & Zoning Commission was called to order
Thursday, November 15, 1990 at 7:00 by Chairman John Sargent.
Members present were James Brown, Marilyn George, Don Smith and
Edward Ivey. Members excused were Adelbert Evans, Bonnie Kranz,
Peter Bertronaschi and Carlos Solis. Also attending were Wayne
Saunders City Manager, Lanny Harker Director of Planning and Mimi
Hauch Planning Technician.
MINUTES of the meeting held October 2, 1990 were approved as
presented.
NEW BUSINESS:
1. REQUEST FOR CONDITIONAL USE PERMIT
APPLICANT: James V. Modica
LOCATION: 310 Almond Street
REQUEST: Operate a Professional Office in the R-3-A Residential/
Professional District.
Mr. Saunders advised the committee that the applicant is requesting
a Conditional Use Permit to convert an existing single family
residence located at 310 Almond Street into a Professional Office.
This area is zoned R-3-A which does allow this use as a Conditional
Use Permit and is compatible with the Comprehensive Plan.
Staff recommendation is for approval subject to all code
requirements, standard Conditional Use Permit requirements and the
following conditions:
1. Standard sidewalk shall be constructed along Almond
Street and Bowman Street with required handicap ramps.
Sidewalk shall commence at the eastern boundary on Almond
Street and continue to the northern boundary on Bowman
Street.
2. The property shall not be utilized for any other use than
single family residential until all required improvements
are completed.
Mr. Sargent asked if before the Conditional Use Permit would be
issued the slab of concrete in the front of the building would be
removed.
Mr. Saunders stated that this was part of the site plan review and
that the slab would be removed.

A motion was made by Don Smith to recommend to the City Council
approval of this request as presented by staff, seconded by Marilyn
George and approved by a unanimous vote.
There being no further business the meeting was adjourned.
