CITY OF CLERMONT
PLANNING & ZONING COMMISSION
MINUTES
This special meeting of the Planning and Zoning Commission was called to order by
Chairman Ruth Alice Ray who gave the Invocation, at 5:10 p.m. on Tuesday, May 20,
1980 in the City Council Chambers
• ROLL CALL. Present: Chairman, Ruth Alice Ray, Louise Rely ea,
Henry Czech, Jack Sargent and Mike Conley. Absent: Nick Jones, Laura Cook, Bob
Thompson and Alfred Wilcox.
The Chairman asked the City Manager to present and discuss the revised plans
presented by the Lake Highlands Nursing Home. Mr. Forbes stated that Mr. Rogers
had adjusted the plans to meet the concerns stated at the last meeting of the P & Z.
Jack Sargent stated that the proposed changes should be recommended to the City
Council with enthusiasm. However, he suggested that the following conditions be
included in the C.U.P.

There was much discussion regarding the above four conditions, and the concen-

There was discussion on the number of parking spaces and the need to use the
R-1-A Zone for grass parking. Mr. Forbes stated that this matter would be
brought to the City Council's attention at their next meeting to allow the
parking in the area Zoned R-1-A without changing the Zone.
Louise Relyea moved and Jack Sargent second that the Committee recommend appro-
val of the CUP with the following 8 conditions.
1. PARKING: The grass parking to the South of this development will be
paved within 180 days if determined by the City Council at a later date, that the
intensive use of these parking areas require paved parking. Any work on property
Zoned R-1-A must conform to the City's Zoning Ordinances.
2. A SIDEWALK must be constructed to City standards by the owner around the
entire Nursing Home as shown on the attached plans.
3. All applicable Regulations and Ordinances be met.
4. The use not be expanded except with a Conditional Use Permit.
5. All conditions be met prior to the issuance of a Certificate of Occupancy.
6. Since the proposed building is very close to or attached to the existing
buildings, the existing facilities must conform to the standards of the Fire+ Life
• Safety Portions of the Southern Standard Building Code.
7. Before Certification of Occupancy be granted that the front of the existing
buildings be upgraded and painted to look the same as the new buildings.
8. The Shed be upgraded to enhance its visual appearance with the rest of the
property.
