AN ORDINANCE OF THE CODE OF ORDINANCES OF THE CITY OF
CLERMONT, LAKE COUNTY, FLORIDA, CLOSING AND PERMANENTLY
ABANDONING THAT PORTION OF A CUL-DE-SAC STREET, BEING A PORTION
OF TRACT F OF CHERRY KNOLL SUBDIVISION, LYING AT THE INTERSECTION
OF DIVISION STREET AND THE NORTHWEST CORNER OF LOT 50 OF CHERRY
KNOLL SUBDIVISION, AS DESCRIBED IN EXHIBIT "A" ATTACHED HERETO,
CITY OF CLERMONT, LAKE COUNTY, FLORIDA, RECORDED IN PLAT BOOK 8,
PAGES 17 TO 23 INCLUSIVE, PUBLIC RECORDS, LAKE COUNTY, FLORIDA;
RESERVING TO THE CITY OF CLERMONT AN EASEMENT FOR INGRESS
EGRESS, AND MAINTENANCE, UTILITIES, SANITARY SEWER AND
STORMWATER; REPEALING ALL ORDINANCES IN CONFLICT HEREWITH,
PROVIDING FOR SEVERABILITY, PROVIDING FOR PUBLICATION AND
PROVIDING FOR AN EFFECTIVE DATE.
The City Council of the City of Clermont, Lake County, Florida hereby ordains that:

That portion of a cul-de-sac street, being a portion of Tract F of Cherry Knoll Subdivision `~ ' ~ ~ rn

as described in Exhibit "A" attached hereto, located within the City of Clermont, Lake County, w ~=
Florida is hereby closed and permanently abandoned.

Reserving to the City of Clermont an easement for ingress and egress, maintenance, utilities. ~' ..r ~~
sanitary sewer and stonmwater. ~ ~ `~'
SECTION 2:
This closing is done pursuant tb the authority of the Charter of the City of Clermont, Lake
County, Florida and the general laws of the State of Florida.
SECTION 3•
All ordinances or parts of this ordinance in conflict herewith are hereby repealed.
SECTION 4:
Should any section or part of this section be declared invalid by any court of competent
jurisdiction, such adjudications shall not apply to or affect any other provision of this Ordinance,
except to the extent that the entire section or part of the section may be inseparable in meaning
and effect from the section to which such holding shall apply.

A portion of Tract "F" Cherry Knoll, a townhouse development recorded in Plat Book 29, Pages
99 through 100, Public Records of Lake County, Florida, being more particularly described as
follows:
Begin at the most northerly corner of Lot 50, of aforesaid Cherry Knoll, said point also being the
point on the arc of a curve concave northwesterly having a radial bearing of 67 ° 06' 30"E, radius
of 49.29' and a central angle of 41 ° 14'55"; thence run along the arc of said curve an arc distance
of 32.61' said arc having a chord distance of 31.91' and a chord bearing of S43 ° 43'07"W, to the
point of reverse curvature said curve being concave southeasterly having a radius of 20' and a
central angle of 75 ° 52'41 "; thence run along the arc of said curve an arc distance of 26.49' said
arc having a chord distance of 24.59' and a chord being of S26 ° 24' 14"W to the point of cusp;
thence from the point of cusp run N 11 ° 32'06"W, a distance of 45.98' to the southerly right-of-
way line of Division Street; thence run N89°48'32"E along said right-of--way a distance of 42.16'
to the point of beginning.
