ORDINANCE No. 2011 -10 -M
AN ORDINANCE UNDER THE CODE OF ORDINANCES OF THE CITY OF
CLERMONT, LAKE COUNTY, FLORIDA AMENDING THE OFFICIAL
ZONING MAP OF THE CITY OF CLERMONT, REFERRED TO IN
CHAPTER 122 OF ORDINANCE NO. 289 -C, CODE OF ORDINANCES;
REZONING THE REAL PROPERTIES DESCRIBED HEREIN AS SHOWN
BELOW, PROVIDING FOR. SEVERABILITY, EFFECTIVE DATE, AND
PUBLICATION.
The City Council of the City of Clermont, Lake County, Florida hereby ordains that:
SECTION 1:
The official Zoning Map of the City of Clermont, Lake County, Florida referred to in Chapter 122 of
Ordinance No. 289 -C, Code of Ordinances, is hereby amended by rezoning the following described
property as shown:
LEGAL DESCRIPTION
A tract of land lying in Section 5, Township 23 South, Range 26 East described as follows:
Commence at the northwest corner of the northeast quarter of said Section 5 for a point of reference;
thence run south 89 ° 36'24" east, along the north line of said Section 5, a distance of 875.71 feet to
the easterly right of way line of State Road number 25, also known as US Highway 27 and the point
of beginning of the herein described tract of land; thence continue south 89 ° 36'24" east, along the
north line of said Section 472.42 feet to the westerly right of way line of Citrus Tower Boulevard
according to Book 2595, Pages 1130 through 1135 of the Public Records of Lake County, Florida;
thence run south 24 ° 40'34" east, along said westerly right of way line, 194.11 feet to a point of
curvature of curve concave northwesterly; thence continue along said westerly right of way line,
run southerly and westerly along said curve - having a radius of 300.00 feet, a central angle of
89 ° 51'20 ", an arc length of 470.48 feet, a chord length of 423.73 feet and a chord bearing of south
20 ° 15'06" west thence continue along said right of way line run south 65 ° 10'46" west, 145.73 feet to
the easterly nght of way line of State Road 25 according to the right of way map thereof, Section
11200; thence run north 22 ° 26'06" west, along said easterly right of way line 588.15 feet; thence run
north 27 west, along said easterly right of way line, 107.11 feet to the point of beginning.
Containing 5.460 acres, more or less.

SECTION 2:
All Ordinances or parts of this Ordinance in conflict herewith are hereby repealed.
SECTION 3:
Should any section or part of this section be declared invalid by any court of competent jurisdiction,
such adjudications shall not apply to or affect any other provision of this Ordinance, except to the
extent that the entire section or part of the section may be inseparable in meaning and effect from the
section to which such holding shall apply.
SECTION 4:
The provisions of this ordinance shall be effective as provided by law.
