AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
CLERMONT, LAKE COUNTY, FLORIDA, ADOPTING A
COMPREHENSIVE PLAN AMENDMENT FOR THE CITY OF
CLERMONT, FLORIDA, PURSUANT TO THE LOCAL GOVERNMENT
COMPREHENSIVE PLANNING ACT, CHAPTER 163, PART II,
FLORIDA STATUTES; SETTING FORTH THE PURPOSE AND INTENT
OF THE COMPREHENSIVE PLAN AMENDMENT; ESTABLISHING
THE LEGAL STATUS OF THE COMPREHENSIVE PLAN
AMENDMENT; PROVIDING FOR SEVERABILITY, CONFLICT AND
AN EFFECTIVE DATE.
WHEREAS, the Comprehensive Plan of the City of Clermont was adopted by the City
of Clermont on August 13, 1991, in accordance with the Local Government Planning and Land
Development Regulations Act of 1985, Chapter 163, Part II, Florida Statutes; and
WHEREAS, the Comprehensive Plan of the City of Clermont may be amended pursuant
to Flonda Statutes s. 163.3187; and
WHEREAS, the Planning and Zoning Commission, acting as the Local Planning
Agency, held a public hearing December 6, 2011 and made recommendations to the City Council
for amendments to the plan; and
WHEREAS, the City Council of the City of Clermont held public hearings December
13, 2011 and January 24, 2012 on the proposed amendments to the plan in light of written
comments, proposals and objections from the general public;
SECTION 1.
NOW THEREFORE, BE IT ORDAINED, by the City of Clermont, Florida that:
The Future Land Use Map of the City of Clermont, adopted by the City of Clermont August 13,
1991, pursuant to the Local Government Planning and Land Development Regulations Act of
1985, Chapter 163, Part II, Florida Statutes, after public hearings by the City of Clermont Local
Planning Agency and the Clermont City Council, is hereby amended by changing the following
described property as shown:
LEGAL DESCRIPTION
A parcel of land located in Tracts 37, 38, Property of Lake Highlands Company, as recorded in
Plat Book 3, Page 30, Official Records of Lake County, Florida, also located in the SW '/ of
Section 21, T22S, R26E, Lake County, Flonda, being more particularly described as follows:

Commencing at the northwest corner of the SW % of said Section 21; thence N 89 ° 33'53" E
along the north line of said SW ',4, a distance of 1370.74 feet to the Point of Beginning; Thence
continuing N 89 ° 33'53" E along the north line of said SW '4, a distance of 1003.71 feet to a
point; thence leaving the north line of said SW '/, S 17 ° 08'21" E, a distance of 98.61 feet to a
point; thence S 16 ° 54'04" E, a distance of 155.33 feet to a point; thence S 89 ° 33'53" W, a
distance of 1004.13 feet to a point; thence N 16 ° 54'04" W, a distance of 253.82 feet to the Point
of Beginning.
And
A parcel of land located in Tracts 37, 38, 43, and 44, Property of Lake Highlands Company, as
recorded in Plat Book 3, Page 30, Official Records of Lake County, Flonda, also located in the
Southwest Quarter of Section 21, Township 22 South, Range 26 East, Lake County, Florida,
being more particularly described as follows:
Commencing at the northwest corner of the southwest quarter of said Section 21; thence north 89
degrees 33 minutes 53 seconds east along the north line of said southwest quarter, a distance of
2374.75 feet to a point; thence leaving the north line of said southwest quarter, south 17 degrees
08 minutes 21 seconds east, a distance of 98.61 feet to a point; thence south 16 degrees 54
minutes 04 seconds east, a distance of 155.33 feet to the Point of Beginning; thence continuing
south 16 degrees 54 minutes 04 seconds east, a distance of 558.74 feet to a point on the northerly
right of way line of Oakley Seaver Boulevard (80 foot right of way); thence along the northerly
right of way line of said Oakley Seaver Boulevard, southwesterly along the arc of a non - tangent
curve to the left, an arc distance of 388.30 feet (said curve having a radius of 1030.00 feet, a
delta angle of 21 degrees 36 minutes 00 seconds and a chord bearing and distance of south 44
degrees 58 minutes 52 seconds west, 386.01 feet) to a point; thence continuing along the
Northerly right of way line of said Oakley Seaver Boulevard, southwesterly along the arc of a
curve to the right an arc distance of 531.83 feet (said curve having a radius of 550.40 feet, a delta
angle of 55 degrees 21 minutes 47 seconds and a chord bearing and distance of south 61 degrees
51 minutes 46 seconds west, 511.38 feet) to a point; thence continuing along the northerly right
of way line of said Oakley Seaver Boulevard, south 89 degrees 32 minutes 39 seconds west, a
distance of 126.08 feet to a point; thence leaving the northerly right of way line of said Oakley
Seaver Boulevard, north 16 degrees 54 minutes 04 seconds west, a distance of 1089.22 feet to a
point; thence north 89 degrees 33 minutes 53 seconds east, a distance of 1004.13 feet to the Point
of Beginning;
Less any portion lying in the Plat of Hospital View, according to the plat thereof, ad recorded in
Plat Book 54, Pages 31 -32, Public Records of Lake County, Florida.
Containing 17.44 acres, more or less.

SECTION 2.
If any portion of this ordinance is declared invalid, the invalidated portion shall be severed from
the remainder of the ordinance, and the remainder of the ordinance shall continue in full force
and effect as if enacted without the invalidated portion, except in cases where such continued
validity of the remainder would clearly and without doubt contradict or frustrate the intent of the
ordinance as a whole.
SECTION 3.
All ordinances or parts of ordinances in conflict with any of the provisions of this ordinance are
hereby repealed.
SECTION 4.
This ordinance shall be .published as provided by law and it shall become law and shall take
effect immediately upon its Second Reading and Final Passage.
