ORDINANCE NO. 133-M
AN ORDINANCE UNDER THE CODE OF ORDINANCES OF THE CITY OF
CLERMONT, LAKE COUNTY, FLORIDA, AMENDING THE OFFICIAL ZONING
MAP OF THE CITY OF CLERMONT, FLORIDA, REZONING THE REAL PROPERTY
DESCRIBED HEREIN FROM C-2 ZONING CLASSIFICATION TO R-1 ZONING
CLASSIFICATION; REPEALING ALL ORDINANCES IN CONFLICT HEREWITH;
PROVIDING FOR SEVERABILITY; PROVIDING AN EFFECTIVE DATE; AND PRO-
VIDING FOR PUBLICATION.
THE CITY COUNCIL OF THE CITY OF CLERMONT HEREBY ORDAINS THAT:
SECTION 1.
The Official Zoning Map of the City of Clermont, Lake County, Florida, is
hereby amended by rezoning the following-described property from C-2 zoning
classification to an R-1 zoning classification:
PARCEL I:
A portion of Government Lot 4 of Section 30, Township 22 South,
Range 26 East, Lake County, Florida and being more particularly
described as follows:
Commence at the S.E. corner of said Section 30; thence
N. 01o57'30'' W. along the East line of said Section 30 for
1,676.38 feet; thence S. 88°42'14'' W. for 567.72 feet to the
Point of Beginning (P.O.B.); thence S. 25o17'24'' E. for 214.46
feet to the Northeast corner of Tract "A" as delineated on
the Plat of "Lakeview Hills, Phase 1", as recorded in Plat
Book 24, page 42 of the Public Records of Lake County,
Florida; thence S. 64o42'36'' W. along the Northwesterly line of said
Tract "A", for 225.28 feet to the Northwest corner of said
Tract "A"; thence S. 25°17'24'' E. along the Southwesterly line
of said Tract "A" for 160.00 feet; thence S. 64o42'36'' W.
for 127.32 feet; thence N. 01o57'30'' W. for 485.52 feet; thence
N. 88°42'14'' E. for 175.48 feet to the Point of Beginning.
PARCEL II:
A portion of Government Lot 4 of Section 30, Township 22 South,
Range 26 East, Lake County, Florida and being more particularly
described as follows:
Commence at the S.E. corner of said Section 30; thence
S. 89°03'36'' W. along the South line of said Section 30 for
76.35 feet to the Point of Beginning (P.O.B.); thence
continue along said South line for 323.65 feet; thence
N. 18°12'14'' W. for 562.75 feet to the Southeasterly line of the
Plat of "Lakeview Hills, Phase 1", as recorded in Plat Book 24,
Page 42 of the Public Records of Lake County, Florida; thence
N. 75°21'47'' E. for 59.46 feet to the Southeast corner of Lot 1,
Block 7, of the aforesaid Plat; thence S. 14°38'13'' E. for 45.00
feet to the Southwest corner of Lot 2, Block 7; thence
N. 75021'47'' E. for 290.00 feet to the Southeast corner of Lot 17,
Block 5; thence S. 14°38'13'' E. for 593.30 feet to the Point of
Beginning.
SECTION 2.
Ail ordinances or parts of this Ordinance in conflict herewith are hereby
repealed.
SECTION 3.
Should any section or part of this section be declared invalid by any Court
of competent jurisdiction, such adjudications shall not apply or affect any other
provision of this Ordinance, except to the extent that the entire section or part
of the section may be inseparable in meaning and effect from the section to which
such holding shall apply.
SECTION 4.
This Ordinance shall be published as provided by law and it shall become
law and shall take effect immediately upon its Second Reading and Final Passage.
First Reading this 8 day of July , 1980.
Second Reading this 12 day of Auqust , 1980.
