AN ORDINANCE UNDER THE CODE OF ORDINANCES OF THE CITY OF CLERMONT, LAKE COUNTY,
FLORIDA, AMENDING APPENDIX A ZONING ORDINANCE FOR THE CITY OF CLERMONT, FLORIDA, UNDER
THE CODE OF ORDINANCES OF THE CITY OF CLERMONT, FLORIDA, BY CHANGING THE ZONING
CLASSIFICATION FOR NEWLY ANNEXED PROPERTY, ADDING A PROVISION FOR SITE PLAN APPROVAL
OF TOWNHOUSES AND MULTIPLE FAMILY DWELLINGS, DELETING THE TABLE PERTAINING TO
YARD AND HEIGHT REQUIREMENTS, ESTABLISHING SETBACK REQUIREMENTS FOR MOBILE HOME
PARKS AND CHANGING REQUIREMENTS FOR OFF-S~RE~AUTOMOBILE PARKING.
THE CITY COUNCIL OF THE CITY OF CLERMONT, FLORIDA, HEREBY ORDAINS THAT:
Section 1:
The third paragraph of Article IV, Sec. 26-2, DISTRICT BOUNDARIES ON
ZONING MAP, is hereby amended to read as follows:
All territory which may hereafter be annexed to the City of Clermont
shall be automatically classified as being within the R1AA District
until such classification shall have been changed by an amendment as
provided by law.
Section 2:
There is hereby added to Article VI, Sec. 26-22A, R3A TOWNHOUSE RESIDENTIAL
DISTRICT, paragraph (A) PURPOSE, thereof, the following: ..
Prior to the issuance of any building permits for townhouse and
multiple family dwelling, a site plan, prepared and submitted in
accordance with the requirements set forth in Section 26-50, shall
be submitted to the City Manager for his approval
Section 3:
There is hereby added to Article VI, Sec. 26-23, R3 RESIDENTIAL PROFESSIONAL
DISTRICT, paragraph (A) PURPOSE" thereof, the following:
Prior to the issuance of any building permits for townhouses and
multiple family dwellings, a site plan, prepared and submitted. in
accordance with the requirements set forth in Sec. 26-50, shall be
submitted to the City Manager for his approval.
Section 4:
Sec. 26-30 of Article VII, AREA, YARD AND HEIGHT REQUIREMENTS is hereby
amended by deleting the table incorporated therein and designated "TABLE I, AREA,
YARD AND HEIGHT REQUIREMENT".
Section 5:
Sec. 26-41. OFF-STREET AUTOMOBILE PARKING, of Article VIII, is hereby
amended by deleting the word "below" in the third line of the first sentence thereof.
Section 6:
Sec. 26-41 OFF-STREET AUTOMOBILE PARKING, of Article VIII, is hereby
amended by deleting sub-section (1) Automobile repair garages, through sub-section (21)
Wholesale business, inclusive.
Section 7:
Sub-section (22) Other uses, of Section 26-41, is hereby redesignated sub-section
(1) of Sec. 26-41.

Section 8:
Sub-section (22) of Sec. 26-41, as redesignated Sub-section (1), is
hereby amended to read as follows:
(1) . Other uses: Uses which are not specifically mentioned shall
provide adequate parking space as determined by the Planning
Commission.
Section g:
Sub-section (23) Extension of parking space into a residential district,
of Sec. 26-41, is hereby redesignated Sub section (2) of Sec. 26-41.

Sub-section (24) Exceptions, of Sec. 26-41, is hereby redesignated Sub-
section (3) of Sec. 26-41.
Section II:
Sub-section (5) of Sec. 26-64 of Article IX is hereby amended to read as
follows;
(5) That there shall be a minimum setback line of 20 feet from the
center line of interior streets.
Section 12:
Sub-section (7) of Sec. 26-64 of Article IX is hereby amended to read as
fo 11 ows :
(7) Setbacks from lot line shall be - 5 feet minimum (except in
case of corner lots, in which case the setback shall be 7 1/2 feet
on the side street), Rear - 5 feet minimum.
Section 13:
If any article, section, clause or provision of this Ordinance be deemed
or held invalid by any court of competent jurisdiction for any reason or cause, the
same shall not affect or invalidate the whole of this Ordinance, nor any part thereof,
other than that particular provision deemed or held invalid.
Section 14:
All Ordinances, or parts of Ordinances, in conflict herewith are hereby
repealed.
Section 15':'
This Ordinance shall be posted as provided by law and it shall become law
and shall take effect immediately upon its being posted as provided by law.
