ORDINANCE NO. 110-C
AN ORDINANCE UNDER THE CODE OF ORDINANCES OF THE CITY
OF CLERMONT, LAKE COUNTY, FLORIDA, AMENDING ARTICLE III
OF APPENDIX A OF THE CODE OF ORDINANCES: DEFINING
BUFFER STRIP, CLUSTER DEVELOPMENT, TRIPLEX AND MULTIPLE-
FAMILY DWELLINGS; REPEALING ALL ORDINANCES IN CONFLICT
HEREWITH; PROVIDING FOR SEVERABILITY; PROVIDING AN
EFFECTIVE DATE; AND PROVIDING FOR PUBLICATION
THE CITY COUNCIL OF THE CITY OF CLERMONT, HEREBY ORDAINS THAT:
SECTION 1.
Subsection 5 of Article III of Appendix A of the Code of Ordinances of
the City of Clermont, Lake County, Florida, is hereby amended to read as follows:
(5) Buffer strip, planted: A strip of land along a property line re-
served for screening purposes from adjoining properties or public
rights-of-way and planted with trees and/or shrubs in such a manner
as to provide such screening.
SECTION 2.
Subsection 12 of Article III of Appendix A of the Code of Ordinances
of the City of Clermont, Lake County, Florida, is hereby amended to read as follows:
(12) Cluster development: A land subdivision with a majority of the
individual building sites abutting directly on parks or other common
open space and having direct access to a public street. The total
site area of a cluster development shall contain the minimum land area
per dwelling unit required in the zone in which it is located.
SECTION 3.
There is hereby added to Article III, Appendix A, of the Code of Ordi-
nances, the following sub-section, to be ·numbered sub-section 16.1:
(16.1) Dwelling - triplex: A building designed for or occupied exclu-
sively by three (3) families with separate housekeeping or cooking
facilities for each family.
SECTION 4.
Subsection 17 of Article III of Appendix A of the Code of Ordinances
of the City{of ,Clermont, Lake County, Florida, is hereby amended to read as follows:
(17) Dwelling, multiple family: A building designed for or occupied
exclusively by four (4) or more families, with separate housekeeping
and cooking facilities.for each family.
SECTION 5.
All Ordinances or parts of Ordinances in conflict herewith are hereby
repealed.

SECTION 6.
Should any section or part of a section be declared invalid by any
court of competent jurisdiction, such adjudications shall not apply or affect
any other provision of this Ordinance, except to the extent that the entire
section or part of the section may be inseparable in meaning and effect from
the section to which holding shall apply.
SECTION 7.
This Ordinance shall be published as provided by law, and it shall
become law and take effect thirty (30) days from the date of its Second Reading
and Final Passage.

Second Reading on this 8th day of October, A. D. 1974.
