AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
CLERMONT, LAKE COUNTY,OU TY, FLORIDA, ADOPTING THE
SMALL SCALE COMPREHENSIVE PLAN AMENDMENT FOR
THE CITY OF CLERMONT, FLORIDA, PURSUANT TO THE
LOCAL GOVERNMENT COMPREHENSIVE PLANNING ACT,
CHAPTER 163, PART II, FLORIDA STATUTES; SETTING
FORTH THE AUTHORITY FOR ADOPTION OF THE SMALL
SCALE COMPREHENSIVE PLAN AMENDMENT; SETTING
FORTH THE PURPOSE AND INTENT OF THE SMALL SCALE
COMPREHENSIVE PLAN AMENDMENT; PROVIDING FOR
THE ADOPTION OF THE SMALL SCALE COMPREHENSIVE
PLAN AMENDMENT; ESTABLISHING THE LEGAL STATUS OF
THE SMALL SCALE COMPREHENSIVE PLAN AMENDMENT;
PROVIDING A SEVERABILITY CLAUSE AND PROVIDING AN
EFFECTIVE DATE.
WHEREAS, the Comprehensive Plan of the City of Clermont was adopted by the
City of Clermont on June 23, 2009, in accordance with the Local Government Planning
and Land Development Regulations Act of 1985, Chapter 163, Part II, Florida Statutes;
and
WHEREAS, the Comprehensive Plan of the City of Clermont may be amended
pursuant to Florida Statute 163.3187; and
WHEREAS, the Planning and Zoning Commission and the City Council of the
City of Clermont have held public heanngs on the proposed amendment to the plan in
light of written comments,proposals and objections from the general public;
NOW THEREFORE BE IT RESOLVED AND ENACTED, by the City
Council of the City of Clermont, Lake County, Flonda that:
Section 1.
After public hearings held by the City of Clermont Local Planning Agency and the
Clermont City Council, the Future Land Use Map of the Comprehensive Plan of the City
of Clermont is hereby amended by changing the following described property as shown:
LEGAL DESCRIPTION
Lake Highland, 26-22-26 from northeast corner of northwest 1/4 run south 0-43-09 west
657.36 feet to a point of intersection with the easterly extension of north line of Tract 12,
north 89-05-29 west 50 feet to west right-of-way line of CR 455, south 0-43-09 west
along right-of-way line 457.17 feet to north right-of-way line of SR 50, north 88-53-40
west along said north right-of-way line 175.42 feet, south 0-43-09 west 38 feet, north
88-53-40 west along said north right-of-way line 470.70 feet for point of beginning, run
north 01-06-20 east 50 feet to the point of curvature of a curve concave southwesterly,

having a radius of 58 feet, a central angle of 27-28-28, thence run northwesterly along the
arc of said curve for a distance of 27.81 feet to the point of tangency, thence north 26-22-
08 west 19.69 feet to the point of curvature of a curve concave northeasterly having a
radius of 92 feet, a central angle of 27-36-31, thence run northwesterly along the arc of
said curve for a distance of 44.33 feet to the point of tangency, thence run north 01-14-23
east 155.81 feet, north 88-45-37 west 20.37 feet, north 01-06-20 east 77.25 feet, continue
north 01-06-20 east 42.70 feet, north 89-20-39 west 223.75 feet, south 0-39-21 west
40.95 feet, continue south 0-39-21 west 370 feet to north right-of-way line of SR 50,
south 88-53-40 east 266.52 feet to point of beginning, being part of Tract 11, PB 3, PG
52, ORB 2818 PGS 854- 858.

CHANGE IN FUTURE LAND USE CLASSIFICATION
FROM LAKE COUNTY REGIONAL COMMERCIAL
TO CITY OF CLERMONT COMMERCIAL
Section 2.
If any portion of this Ordinance is declared invalid, the invalidated portion shall be
severed from the remainder of the Ordinance, and the remainder of the Ordinance shall
continue in full force and effect as if enacted without the invalidated portion, except in
cases where such continued validity of the remainder would clearly and without doubt
contradict or frustrate the intent of the Ordinance as a whole.
Section 3.
All ordinances or parts of ordinances in conflict with any of the provisions of this
Ordinance are hereby repealed.
Section 4.
This Ordinance shall be published as provided by law and it shall become law and shall
take effect immediately upon its Second Reading and Final Passage.
