AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
CLERMONT, LAKE COUNTY, FLORIDA, , PROVIDING FOR THE
ANNEXATION OF A CERTAIN PARCEL OF LAND IN ACCORDANCE
WITH THE INTERLOCAL SERVICE BOUNDARY AGREEMENT
DATED DECEMBER 2, 2014; PROVIDING FOR AN EFFECTIVE DATE,
SEVERABILITY, RECORDING,AND PUBLICATION.
WHEREAS, the City Council of the City of Clermont, Flonda approved a Utility
Service Agreement for Water and Wastewater for the subject property, dated March 21, 2005;
and
WHEREAS, in accordance with the Clermont Interlocal Service Boundary Agreement
dated December 2, 2014, the subject property is eligible to be annexed into the City; and
WHEREAS, the City Council of the City of Clermont, Florida, has determined that it is
in the best interest of the City and of the property herein sought to be annexed that the City
annex the following described property; and
WHEREAS, the City Council has determined that the area sought to be annexed is in
need of the services which the City can offer and the City has determined that such area sought
to be annexed will be substantially benefited by annexation; and
WHEREAS, the City Council has determined that all requirements of Section 171.044,
Florida Statutes, have been met.
SECTION 1.
NOW, THEREFORE, BE IT ORDAINED, under the provisions of Flonda Statute
Chapter 171 and the General and Special Laws of the State of Florida; that the City of Clermont,
Florida, does hereby annex to and make part of its corporate boundaries; the following described
property, to-wit:
Legal Description
A portion of Tract 12, Hartle's replat, according to the plat thereof as recorded in Plat Book 12,
Page 45, Public Records of Lake County, Florida, also known as a portion of Tract 12, map of
Section 26, Township 22 south, Range 26 east, Lake County, Florida, Property of Lake
Highlands Company, according to the plat thereof as recorded in Plat Book 3, Page 52, described
as follows:
Commence at the point of intersection of the east line of the northwest '% of Section 26,
Township 22 south, Range 26 east, Lake County, Florida, and the easterly projection of the north
line of said Tract 12, thence run north 89°05'29"west along north line and easterly projection for

a distance of 50.00 feet to the westerly right-of-way line of CR 455; thence south 00°43'09"west
for a distance of 207.16 feet to the point of beginning; thence, continue along said westerly right-
of-way line, south 00°43'09" west for a distance of 250.01 feet; thence north 88°53'40" west
along the northerly right-of-way line of SR 50 for a distance of 175.42 feet; thence continue
along said northerly right-of-way line for the following two calls; south 00°43'09" west, 38.00
feet; thence north 88°53'40" west, 87.78 feet; thence departing said northerly nght-of-way line,
north 01°00'05" east for a distance of 282.97 feet; thence south 89°05'29" east for a distance of
16.93 feet; thence north 79°56'09" east for a distance of 25.67 feet; thence south 88°53'40" east
for a distance of 219.66 feet to the point of beginning.
Containing 1.43 acres, more or less

SECTION 2.
That the aforedescribed property shall be and hereby is made part and parcel of the City of
Clermont, Florida, and that said property shall be subject to all of the laws, ordinances, and
provisions pertaining to the City of Clermont.
SECTION 3.
All property aforedescribed shall henceforth be subject to ad valorem taxation by the City of
Clermont, and any other general or special taxes or assessments.
SECTION 4.
Should any Section or part of a Section be declared invalid by any court of competent
jurisdiction, such adjudications shall not apply or affect any other provision of this Ordinance,
except to the extent that the entire Section or part of the Section may be separable in meaning
and effect from the Section to which such holding shall apply.
SECTION 5.
This Ordinance shall be recorded in the public records of Lake County, Florida.
SECTION 6.
This Ordinance shall be published as provided by law, and it shall become law and take effect
upon its Second Reading and Final Passage.
