AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
CLERMONT, LAKE COUNTY, FLORIDA, ADOPTING THE
LARGE SCALE COMPREHENSIVE PLAN AMENDMENT FOR
THE CITY OF CLERMONT, FLORIDA, PURSUANT TO THE
LOCAL GOVERNMENT COMPREHENSIVE PLANNING ACT,
CHAPTER 163, PART II, FLORIDA STATUTES; SETTING
FORTH THE AUTHORITY FOR ADOPTION OF THE LARGE
SCALE COMPREHENSIVE PLAN AMENDMENT; SETTING
FORTH THE PURPOSE AND INTENT OF THE LARGE SCALE
COMPREHENSIVE PLAN AMENDMENT; PROVIDING FOR
THE ADOPTION OF THE LARGE SCALE COMPREHENSIVE
PLAN AMENDMENT; ESTABLISHING THE LEGAL STATUS OF
THE LARGE SCALE COMPREHENSIVE PLAN AMENDMENT;
PROVIDING A SEVERABILITY CLAUSE AND PROVIDING AN
EFFECTIVE DATE.
WHEREAS, the Comprehensive Plan of the City of Clermont was adopted by the
City of Clermont on June 23, 2009, in accordance with the Local Government Planning
and Land Development Regulations Act of 1985, Chapter 163, Part II, Flonda Statutes;
and
WHEREAS, the Comprehensive Plan of the City of Clermont may be amended
pursuant to Florida Statute 163.3187; and
WHEREAS, the Planning and Zoning Commission and the City Council of the
City of Clermont have held public hearings on the proposed amendment to the plan in
light of wntten comments, proposals and objections from the general public;
NOW THEREFORE BE IT RESOLVED AND ENACTED, by the City
Council of the City of Clermont, Lake County, Florida that:
Section 1.
After public heanngs held by the City of Clermont Local Planning Agency and the
Clermont City Council, the Future Land Use Map of the Comprehensive Plan of the City
of Clermont is hereby amended by changing the following described property as shown:
LEGAL DESCRIPTION
That part of Sections 24 and 25, Township 22 south, Range 26 east, Lake County, Florida
being described as follows:
Commence at the northwest corner of said section 25, as the point of beginning; thence
run south 89°23'23" east, along the north line thereof, 2690.33 feet to the north '/ of said
section 25; thence run south 89°22'05" east, continuing along said north line, 50.07 feet
to a barbed wire fence line; thence run north 79°9'30" east, along said fence line, 434.24
feet; thence run north 79°05'06" east, 556.22 feet to a non-tangent curve concave to the

south; thence run easterly along said curve having a central angle of 8°45'53", a radius of
1861.14 feet, an arc length of 284.70 feet, a chord bearing of north 86°42'10" east and a
chord distance of 284.43 feet; thence run south 88°54'54" east, 67.39 feet to a curve
concave to the south; thence run easterly along said curve having a central angle of
13°57'05", a radius of 1045.00 feet, an arc length of 254.46 feet, a chord bearing of south
81°56'22" east and a chord distance of 253.83 feet to a compound curve concave to the
southwest; thence run southeasterly along said curve having a central angle of 18°36'42",
a radius of 1413.77 feet, an arc length of 459.24 feet, a chord beanng of south 65°39'28"
east and a chord distance 457.23 feet to the aforesaid north line of section 25; thence run
south 89°22'05" east, along said north line, 65.88 feet to the maintained west right of way
of Old State Road 50, said line being a curve concave to the southwest; thence run
southeasterly along said curve having a central angle of 6°35'39", a radius of 1378.71
feet, an arc length of 158.68 feet, a chord bearing of south 48° 19'40" east and a chord
distance of 158.59 feet; thence run south 45°1'50" east, continuing along said maintained
right of way line, 585.49 feet to the west right of way line of Lake Boulevard; thence run
the following six courses and distances along said west right of way line: south 31°37'11"
west, 328.07 feet; thence run north 58°22'49" west, 5.00 feet to a non-tangent curve
concave to the northwest; thence run southwesterly along said curve having a central
angle of 29°47'54", a radius of 200.00 feet, an arc length of 104.02 feet, a chord bearing
of south 46°31'08" west and a chord distance of 102.85 feet; thence run south 61°25'05"
west, 366.55 feet to a curve concave to the east; thence run southerly along said curve
having a central angle of 55°51'45", a radius of 180.00 feet, an arc length of 175.50 feet,
a chord beanng of south 33°29'12" west and a chord distance of 168.63 feet; thence run
south 21°26'18" west, 11.08 feet to the north right of way line of S.R. 50; thence run
following'three courses and distances along said north line: north 87°43'31" west, 50.79
feet; thence run'north 84°25'41" west, 469.96 feet; thence run north 89°48'40" west,
4157.41 feet to the west line of aforesaid section 25; thence run north 0°43'31" east,
along said west line, 1183.70 feet to the point of beginning.
Containing 141.895 acres, more or less
(Alternate Keys 1707242, 1707234, 1037433, 3878786, 1592399, and 1592381) North of
S.R. 50, West of the Orange County line, South of Old Highway 50. (Plaza Collina)
CHANGE IN FUTURE LAND USE CLASSIFICATION
FROM LAKE COUNTY-REGIONAL COMMERCIAL
TO CITY OF CLERMONT MASTER PLANNED DEVELOPMENT
Section 2.
If any portion of this Ordinance is declared invalid, the invalidated portion shall be
severed from the remainder of the Ordinance, and the remainder of the Ordinance shall
continue in full force and effect as if enacted without the invalidated portion, except in
cases where such continued validity of the remainder would clearly and without doubt
contradict or frustrate the intent of the Ordinance as a whole.

Section 3.
All ordinances or parts of ordinances in conflict with any of the provisions of this
Ordinance are hereby repealed.
Section 4.
This Ordinance shall be published as provided by law and it shall become law and shall
take effect immediately upon its Second Reading and Final Passage.
