ORDINANCE NO. 160-C
AN ORDINANCE UNDER THE CODE OF ORDINANCES OF
THE CITY OF CLERMONT, LAKE COUNTY, FLORIDA,
AMENDING THE OFFICIAL MAP OF THE CITY OF CLERMONT,
FLORIDA, REFERRED TO IN SECTION 26-1 OF APPENDIX A
OF THE CODE OF ORDINANCES: REZONING THE REAL PRO-
PERTY DESCRIBED HEREIN FROM R-2 ZONING CLASSIFICATION
TO R-3 ZONING CLASSIFICATION: REPEALING ALL ORDI-
NANCES IN CONFLICT HEREWITH: PROVIDING FOR SEVERA-
BILITY: PROVIDING AN EFFECTIVE DATE AND PROVIDING
FOR PUBLICATION.
THE CITY COUNCIL OF THE CITY OF CLERMONT, HEREBY ORDAINS THAT:
SECTION 1.
The official zoning map of the city of Clermont, Lake County,
Florida, hereby amended by rezoning the following-described property
from an R-2 zoning classification to an R-3 zoning classification, sub-
jëëf to å tåñditionàl tisè permit for professional office:
South 23 feet of Lot 251 and all of Lot 252,
Clermont Heights Subdivision
SECTION 2.
The conditions for the rezoning and conditional use permit
are as follows:
a. That no more than one 12 square foot ground sign and
one 6 square foot shingle sign in place of the wall
sign and no other signs shall be constructed or in-
stalled;
b. Lot cóveragesnall not--e·xceed 4·0 per cent;
c. Si te plan shall be provided and must be approved by
the City Manager:
d. The use shall notnbè expanded or changed as granted
by the City Council under a conditional use permit;
e. All other applicable ordinances must be complied with.
SECTION 3.
All ordinances or parts of ordinances in conflict herewith
are hereby repealed.
SECTION 4.
Should any section or part of this section be declared in-
valid by any Court of competent jurisdiction, such adjudications shall
not apply or affect any other provision of Ordinance, except to the

extent that the entire section or part of the section may be in-

SECTI ON S.
This Ordinance shall be published as provided by law and it
shall become law and shall take effect immediately upon its
Second Reading and Final Passage.
