ORDINANCE NO. 161-C
AN ORDINANCE UNDER THE CODE OF ORDINANCES OF THE
CITY OF CLERMONT, LAKE COUNTY, FLORIDA, AMENDING
THE OFFICIAL ZONING MAP OF THE CITY OF CLERMONT,
FLORIDA, REFERRED TO IN SECTION 26-1 OF APPENDIX
A OF THE CODE OF ORDINANCES: RE-ZONING THE REAL
PROPERTY DESCRIBED HEREIN FROM R-3-A AND C-2
ZONING CLASSIFICATION TO R-1 ZONING CLASSIFICATION:
REPEALING ALL ORDINANCES IN CONFLICT HEREWITH: PRO-
VIDING FOR SEVERABILITY: PROVIDING AN EFFECTIVE DATE:
AND PROVIDING FOR PUBLICATION.
THE CITY COUNCIL OF THE CITY OF CLERMONT HEREBY ORDAINS THAT:
SECTION I.
The official zoning map of the City of Clermont, Lake County, Florida is hereby
amended by re-zoning the following-described property from an R-3-A and C-2 zoning classification
to an R-1 zoning classification:
From the Southeast corner of Section 20, Township 22 Sõuth~ Range 26 East,
Lake County, Florida, run S 89003'36"W., along the South line of said Section
30, a distance of 1177.67 feet to the Easterly right-of-way line of Lake Shore
Drive as shown on the plat of Minnehaha Shores as recorded in Plat Book 12,
Page 29 of the Public Records of Lake County,Florida; thence run 14038'13"W
along said Easterly right-of-way line a distance of 417.52 feet; thence run

Beginning; thenceN 75021'47"E., 115.00 feet; thence S 14°38'13"E., 16.84

thence N 75021'47"E., 115.00 feet; thence S 14°38'13"E., 42.65 .feet; thence
N 75°21 '47"E., 175.00 feet; thence S 14038' 13"E., 45.00 feet; thence N 750

the Southwest having aradiús_ of 2044.31 feet, a central angle of 0°33'31",
a chord -bearing of N 19004'02"W., an arc distance of 19.93 feet; thence run
S 70039'12"W., 175.00 feet; thence run Southeasterly along a curve concave to
the Southwest having a radius of 1869.31 feet, a central angle of 4042'35", a
chord bearing of S 16059'30"E., an arc distance of 153.66 feet; thence run
S 14°38'13"E., 476.89 feet to the Point of Beginning.
Containing 14.414 acres, more or less.
SECTION II.
All ordinance or parts of ordiannces in conflict herewith are hereby repealed.
SECTION III.
Should any section or part of this section be declared invalid by any court of
competent jurisdiction, such adjudications shall not apply or affect any other provision of
this ordinance, except to the extent-that the entire section or part of the section may be
inseparable in meaning and effect from the section to which such holding shall apply.
