C1TY OF CLERMONT CODE ORDINANCES ORDINANCE NO. 184c AN ORDINANCE UNDER THE CODE OF ORDINANCES OF THE CITY OF CLERMONT LAKE COUNTY, FLORIDA; ,AMENDING SECTION 26 OF ARTICLE VI, APPENDIX A; PROVIDING RESTRICTIONS FOR RESIDENTIAL DISTRICTS; REPEALING ALL ORDINANCES IN CONFLICT HEREWITH; PROVIDING FOR SEVERABILITY; PROVIDING FOR AN EFFECTIVE DATE; AND PROVIDING FOR PUBLICATION. The City Council of the City of Clermont, Lake County, Florida, hereby ordains that: SECTION 1. Section 26-20 (C) (4) is hereby amended to read as follows: The maximum lot coverage shall be forty percent (40%). SECTION 2. Section 26-20 (E) (I) Is hereby amended to read as follows: Property adjacent to S.R. 50 and U.S. 27 shall maintain a fifty (50) foot setback line from the highway right-of-way. The setback on all other streets shall be thirty-five (35) feet. SECTION 3. Section 26-21 (E) (1) Is hereby amended to read as fol1ows: Property adjacent to S.R. 50 and U.S. 27 shall maintain a fifty (50) foot setback line from the highway right-of-way. The setback for all other streets shall be tWerîtý-five-':;:CTS) 'feet. SECTION 4. Section 26-22 (C) (I) is hereby amended to read as follows: Lot size: A minimum usable land area of not less than 7,500 square feet for single-family dwellings and 5,000 square feet each for two-family dwellings. SECTION 5. Section 26-22 (C) (2) is hereby amended to read as follows: A minimum width of lots, parcels or tracts, however designated, shall be seventy-five (75) feet measured at the building setback line and fifty (50) feet measured along the property line or lines contiguous to any street, road or highway. Section 26-22 (E) (2) is hereby amended to read as follows: The building line from any sIde yard property line shall be seven-and one-half (7,5) feet for single-family dwellings and nine (9) feet for duplex dwellIngs. SECTION 8. Section 26-22A (C) (1) is hereby amended to read as fol1ows: Lot size: The minimum usable land area shall be 7,500 square feet for single-fami Iy; 5,000 square feet each for two-family; 4,000 square feet each for three-family; and 3,500 square feet each for multiple-family. Section 26-23 (c) (I) is hereby amended to read as follows: Lot size: The minimum usable land area shall be 7,500 square feet for single-family, 5,000 square feet each for two-family, 4,000 square feet each for three-family, and 3,000 square feet each for multiple-family. SECTION 13. Section 26-23 (E) (2) is hereby amended to read as follows: The building line from any side yard property line shall be 7.5 feet for a single-family, nine (9) feet for duplex and triplex, and fifteen (15) feet for townhouse and multiple-family. When a townhouse or multiple-family use abuts a single- family use, the townhouse or multiple-family use shall provide a landscape buffer strip at least five (5) feet wide planted along the side property line. Add one (I) foot to setback for each 2,000 square feet of lot size over 16,000 square feet, up to a maximum setback of fifty (50) feet. . . C1TY OF CLERMONT CODE ORDINANCES SECTI ON 16. All ordinances or parts of this Ordinance in conflict herewith are hereby repealed. SECTION 17. Should any section or part of this section be declared invalid by any Court of competent jurisdiction, such adjudications shall not apply or affect any other provision of this Ordinance, except to the extent that the entire section or part of the section may be inseparable in meaning and effect from the section to which such holding shall apply. SECTION 18. This Ordinance shall be published as provided by law and it shall become Jaw and shall take effect 30 days from the date of its Second Reading and Final Passage.
