PROPOSAL FOR PROFESSIONAL SERVICES
Powell Studio Architecture is pleased to submit the following proposal to provide
architectural services for the City of Clermont for the downtown Montrose streetscape
design We appreciate your consideration and look forward to serving you on this project
PROJECT SCOPE OF WORK AND DESCRIPTION:
The City of Clermont recently completed a major downtown master plan, and as part of
that approach, is interested in exploring conceptual ideas for the Montrose Street corridor
It is anticipated that as the City continues to develop the downtown and waterfront areas,
the urban density and downtown activity will flourish, and continue to grow The existing
trees along Montrose Street, while providing shade, have grown expansive and the root
systems are cracking the sidewalk and curbing in some areas The City would like to
explore a schematic option for a re-design of this corridor, including landscaping,
sidewalks, the roadway, and take into consideration the future density that is expected
The Architect's deliverables and approach to completing this task is as follows
1 Initial Site Meeting and concept generation session Meet with City Staff &
Design team to further understand the desired vision, current challenges, and
future expectations for the Montrose Street corridor
2 Generate a schematic site plan of Montrose Street Considerations may
include planters, pavers, lighting, landscape selections, and even reducing the
width of the street Meet with City Staff to discuss plan and various elements
of the proposed design
3 Modify design per City Staff meeting, coordinate comments and suggestions,
and provide to City for their final review
4 Upon approval of the schematic concept, provide a rendered site plan to show
the future potential of the redevelopment of the Montrose Street corridor
5 Graphically model and provide perspective sketches (2 anticipated) of the
proposed streetscape design
6 Attend a final presentation meeting with design team and City Staff to present
the final schematic renderings and site plan
Deliverables upon completion of the project will include
1 Schematic Site Plan (black&white, and rendered with color)

2 Two (2) perspective sketches of the downtown streetscape which represent
the ideology of the initial schematic meetings, research, and materials

PROJECT ADMINISTRATION SERVICES:
The Architect will manage all professional services and administer the Project, including
research of applicable design criteria, administration of Owner's requirements,
coordination of project schedule, and coordinate the services of the Architect's
consultants with those services provided by the Owner and Owner's consultants Integral
with project administration are
DESIGN SERVICES:
A. Schematic Design Documentation:
1. Sketch plans are prepared, showing the general arrangement of areas
and spatial relationships to the existing site and structure During this
phase, the Architect is using rolls of sketch paper and is revising and
refining sketches until one or more solutions are developed which meet
the needs of the project The Architect will prepare up to two (2)
schematic submittals for your review and approval

2. The schematic drawings usually include small scale drawings of the
principal site plans, explanatory sketches, site plan, and sketches
3. Once the schematic drawings have been approved, the Architect and
Design Team will commence with generating the final perspective
renderings, as well as a 2-dimensional color rendering of the site plan
SCHEDULE OF SERVICES

Estimated Total Project Design Time 6.5 Weeks
The above schedule of services is for design time only, and does not include or
allow for approval times or meetings proposed due to scheduling coordination
BASIS OF COMPENSATION
Architectural and Engineering Basic Services
Professional fees are proposed as a stipulated sum of Twelve Thousand Five
Hundred Fifty Dollars ($12,550.00)based on the scope of the project defined in
this proposal
A. Design Services
1 Architectural Services $ 6,900 00
2 Landscape Design Services $ 3,150 00
3 Artistic Rendering Services $ 2,500 00
TOTAL—STREETSCAPE DESIGN SERVICES $ 12,550.00
REIMBURSABLE EXPENSES
Expenses incurred by the architect, his staff and consulting engineers in the interest of
the project are in addition to the fees for services, and are to be reimbursed to the
architect Expenses which are considered reimbursable on this project include plotting
and reproduction of documents for presentation outside of those listed above(Two
Perspective Renderings& Rendered Site Plan) Preparations of documents for bidding
in PDF format are included in the basic services of this proposal

QUALIFICATIONS
Fees quoted herein are presented with the following qualifications
1. The proposed fees include normal reimbursable costs for phone, fax, postage,
photos, and normal reproduction costs for copies of reports, and prints of
drawings for permitting and submission to the authorities having jurisdiction
Copies of the plan set or bidding and contractor copies is not included in the
proposal
2. This proposal does not include any electrical, plumbing, irrigation, or mechanical
engineering or design drawings This proposal is for Schematic Design Services
only
3. This proposal includes up to five (5) meetings with City Staff throughout the
duration of the project
4 The basic services of this proposal do not include the services of a geotechnical
engineering firm to explore subsurface soil conditions under the building and to
make foundation design recommendations, based on the building design and
soils encountered Such services will be retained separately by the
owner/contractor The architect will coordinate the design with the
owner/contractor's geotechnical engineer
