O-2016-25 CITY OF CLERMONT ORDINANCE No. 2016-25 AN ORDINANCE UNDER THE CODE OF ORDINANCES OF THE CITY OF CLERMONT, LAKE COUNTY, FLORIDA AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF CLERMONT REFERRED TO IN CHAPTER 122 OF ORDINANCE NO. 289-C, CODE OF ORDINANCES; REZONING THE REAL PROPERTIES DESCRIBED HEREIN AS SHOWN BELOW; PROVIDING FOR SEVERABILITY, EFFECTIVE DATE, AND PUBLICATION. The City Council of the City of Clermont, Lake County, Florida hereby ordains that: SECTION 1: The Official Zoning Map of the City of Clermont,Lake County,Florida referred to in Chapter 122 of Ordinance No. 289-C,Code of Ordinances,is hereby amended by rezoning the following described property: LEGAL DESCRIPTION PARCEL NO. 1: The eastern one-half(1/2)of Tract 5, Section 20,Township 22 South,Range 26,East, according to the plat of Lake Highlands Company, recorded in Plat Book 3, Page 30, Public Records of Lake County, Florida. AND PARCEL NO. 2: The west 1/2 of Tract 5, Section 20,Township 22 South,Range 26,East,Lake Highlands Company, according to the plat thereof, as recorded in Plat Book 3, Page 30,Public Records of Lake County, Florida, less the west 268.72 thereof. Also less and except the following described lands: Commence at the north '/ corner of Section 20, Township 22 South, Range 26 East, Lake County, Florida, thence run south 89°56'13" west for a distance of 15.03 feet; thence run south 00°31'11" east for a distance of 15.00 feet to a point on the west line of a 15.00 feet wide right of way lying on the east side of Tract 5 as shown on the plat of Lake Highlands Company, in Section 20,Township 22 South,Range 26 East,Lake Highlands Company according to the plat thereof,as recorded in Plat Book 3, Page 30 Public Records of Lake County, Florida, said point being the point of beginning; thence continue south 00°31'11" east along said west line of a 15.00 feet wide right of way for a distance of 653.63 feet to the south line of said Tract 5;thence run S 89°57'52"west along said south line for a distance of 60.36 feet; thence leaving said south line run north 00°31'11" west for a distance of 250.70 feet to the beginning of a tangent curve concave to the southeast and have a radius of 530.00 feet; thence run northeasterly along the arc of said tangent curve for a distance of 147.92 feet through a central angle of 15°59'26"to a point of tangency; thence run N 14°00'19"for a 1 CITY OF CLERMONT ORDINANCE No. 2016-25 distance of 120.34 feet; thence run N 00°31'11"W for a distance of 121.66 feet; thence run north 53°44'01"west for a distance of 30.97 feet to the south right of way line of Mohawk Road;thence run north 89°56'13"east along said south right of way line for a distance of 34.47 feet to the point of beginning. SECTION 3: Should any Section or part of this Section be declared invalid by any court of competent jurisdiction, such adjudications shall not apply to or affect any other provision of this Ordinance, except to the extent that the entire Section or part of the Section may be inseparable in meaning and effect from the Section to which such holding shall apply. SECTION 4: The provisions of this Ordinance shall be effective as provided by law.
