Dear James:
Per your request GAI's Community Solutions Group(CSG)is submitting this
Proposal to the City of Clermont(Client)for the professional services described
below in the Scope of Services for the project stated above.
Project Understanding
The project is for the creation of graphic exhibits to illustrate three potential
scenarios for a boat ramp in downtown Clermont, along with associated parking.
Scope of Services
Based on our understanding of the project requirements/criteria provided to date
by the Client, GAI's Community Solutions Group(CSG)will perform the following
described Scope of Services:
1.0 Graphic Exhibits •
1.1 CSG will modify the existing Victory Pointe graphic site plan, previously
created by CSG, to illustrate a revised configuration which retains the boat
ramp in its current location.
1.2 CSG will create graphic site plans for three boat ramp and associated parking
options.These three options are:
• Option 1: Retain the current boat ramp.Graphically indicate possible
parking areas at the existing Public Works site,the Wallace Property,the
area directly east of the existing boat house,and a site directly south and
west of Victory Pointe.These parking areas will be indicated simply as
colored "bubbles",and will not depict detailed parking layouts.
GAI Consultants,Inc. • Option 2:Graphically depict the new Victory Point site plan,and depict in
618 E.South Street detail a parking area that encompasses the existing boat house area.

Economics I Real Estate the former boat ramp location directly west of the Highlander Pavilion.
Indicate any roadway modifications that may be required for access.
Compensation
Compensation for services described above shall be the lump sum of$5,110.00.
Payment
Payment terms are governed by the Master Continuing Services Agreement
between the City of Clermont and GAI Consultants,Inc.
Services Not Included
The proposed scope of services and cost(s) assume the following items are
excluded from this scope of services:
• Civil Engineering
• Electrical Engineering
• Surveying
• Geotechnical Engineering and Geotechnical Reports
• Construction drawings
• Estimates of probable cost
• Other services not specifically described herein
Assumptions and Understandings
GAI's Scope of Services and Compensation as set forth above have been
prepared on the basis of the following assumptions and understandings:
1. Client has provided all its requirements for GAI's scope of services and all
criteria and/or specifications that GAI should utilize at the time this proposal
is authorized.
2. Client has provided all available information pertinent to GAI's scope of
services, including previous reports/drawings, utility information, etc. at the
time this proposal is authorized. Unless otherwise noted, GAI may rely upon
such information.
3. Client will give GAI prompt notice whenever it observes or otherwise
becomes aware of any development that affects the scope or timing of GAI's
performance.
4. Client will examine and provide comments and/or decisions with respect to
any of GAI's interim or final deliverables within a period mutually agreed
upon.
