R-83-441• CITY OF CLERMONT • RESOLUTIONS No. 441 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CLERMONT, LAKE COUNTY, FLORIDA GRANTING A CONDITIONAL USE PERMIT TO ALLOW FIRST BAPTIST CHURCH TO USE THE PROPERTY AT 450 WEST MONTROSE STREET FOR GRASS PARKING AND CLASSROOMS. WHEREAS, the Planning and Zoning Commission of the City of Clermont, Lake County, Florida at its meeting held August 2, 1983 recommended the approval of the Conditional Use Permit to allow the First Baptist Church to use the property at 450 West Montrose Street for grass parking and classrooms, and the City Council deems it advisable in the interest of the general welfare of the City of Clermont, Lake County, Florida to grant the Conditional Use Permit; NOW THEREFORE BE IT RESOLVED by the City Council of the City of Clermont, Lake County, Florida that; SECTION ]_ The application for a Conditional Use Permit to allow the First Baptist Church to use the property at 4,50 West Montrose Street, also known as Lot 12 and the West ~ of Lot 10, Block 49, Clermont City Blocks, for grass parking and classrooms be granted subject to the following conditions: 1. The property must be developed in accordance with the approved site plan. 2. Grass parking is acceptable as long as parking spaces are delineated and a driveway paved with asphalt or concrete is provided. If, at a future date, parking at this site proves inadequate, the applicant understands and agrees that the City may require more parking or rescind this Conditional Use Permit. 3. No further expansion of the use or additions to this facility shall be permitted except as approved by an- other Conditional Use Permit. 4. All applicable rules and regulations shall be met, in- cluding final site plan approval, landscaping, parking, and sign regulations. 5. .This property may be used only for parking and classrooms. No other business operation may be conducted from this facility. This Conditional Use Permit is not transfer- able to any other business use, person, or corporation. 6. The final Certificate of Occupancy cannot be issued until each of the stated conditions has been met. 7. This permit shall expire if construction has not begun within one year of the date of this Conditional Use Permit 8. If any of the above conditions is violated, the applicant understands and agrees that the City Council may revoke this Conditional Use Permit by resolution. 9. The house on this property may be used for classrooms only if it meets all fire and building codes.
