R-83-432ACITY OF CLERMONT • RESOLUTIONS No. 432-A A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CLERMONT, LAKE COUNTY, FLORIDA GRANTING A CONDITIONAL USE PERMIT TO EXPAND EMERALD LAKES MOBILE HOME PARK BY THE ADDITION OF 31 UNITS. WHEREAS, the Planning and Zoning Commission of the City of Clermont, Lake County, Florida at its meeting held June 7, 1983 recommended the approval of the Conditional Use Permit to allow the expansion of Emerald Lakes Mobile Park by the addition of thirty-one (31) units, and the City Council deems it advisable in the interest of the general welfare of the City of Clermont, Lake County, Florida to grant the Conditional Use Permit; NOW THEREFORE BE IT RESOLVED by the City Council of the City of Clermont, Lake County, Florida that: SECTION 1 The application for a Conditional Use Permit to expand Emerald Lakes Mobile Home Park by the addition of thirty-one (31) units on Lots 1, 2, and 3 in Block 137 in the City of Clermont, Florida, and the North 348 feet of the South 658 feet of Government Lot 7 in Sec. ... 23, Twp. 22 s, Rge. 25 E, in the City of Clermont, Florida, less and except that part thereof lying West of a line located 993 feet West of and parallel with the centerline of Twelfth Street, and less and except that part thereof lying North of the South line of that certain land conveyed to the City of Clermont, Florida, by deed re- corded in ORB 499, page 725, Public Records of Lake County, Florida be granted subject to the following conditions: 1. The property must be developed in substantial accordance with the approved site plan. 2. No further expansion of the use or additions to the mobile home park shall be permitted except as approved by another Conditional Use Permit. 3. All applicable rules and regulations shall be met, including final site plan approval, landscaping, parking and sign regulations. 4. This property may be used only as a mobile home park with a maximum of 31 units. Only one mobile home per lot is per- mitted, as shown on the site plan. 5. The final Certificate of Occupancy cannot be issued until each of the stated conditions has been met. 6. This permit shall expire if construction has not begun with- in one year of the date of this Conditional Use Permit. 7. If any of the stated conditions is violated, the applicant understands and agrees that the City may revoke this Condi- tional Use Permit by resolution. 8. There must be a minumum setback line of twenty (20) feet from the centerline of interior streets. 9. There must be a minimum building setback line of twenty-five feet from City streets. 10. Setbacks from lot. lines on interior streets shall~.be.(5) feet minimum, except in .the case of corner .lots, in which case the setback shall be seven and one-half (7 z) feet on the side street. Rear, five (5) feet minimum. 11. There shall be a buffer strip along the rear and side prop- erty lines of the trailer park except where such property lines are common to street rights-of-way. 12.
