R-83-418CITY OF CLERMONT RESOLUTIONS No. 418 A RESOLUTION OF THE CITY COUPdCIL OF THE CITY OF CLERMONT, LAKE COUNTY, FLO'_~IDA GRANTIDIG A CONDI- TIONAL USE PERidIT TO ALLOW AN OFFICE IN AN R-3. RESIDENTIAL/PROFESSIONAL ZONE. WHEREAS, the Planning and Zoning Commission of the City of Clermont, Lake County, Florida, at its meeting held May 4, 1982 recommended approval of a Conditional Use Permit to allow an office in an R-3 Residential/Professional Zone, as hereinafter set forth by unanimous vote, and the City Council deems it advisable in the interest of the general welfare of the City of Clermont, Lake County, Florida to grant the Conditional Use Permit; NOW THEREFORE, BE IT RESOLVED by the City Council of the City of Clermont, Lake County, Florida that; SECTION 1. The application for a Conditional Use Permit to allow an office in an R-3 Residential/Professional Zone, located at 501 Almond Street; Lot 127, Clermont Heights; be granted subject to the following conditions: 1. One parking space shall be provided for every 200 square feet of office space. 2. If, at a future date, the parking at this location proves inadequate, the applicant understands and agrees that the City may require additional parking, impermeable parking, or rescind this permit. 3. No further expansion of the use or additions to the building shall be permitted except as approved by an additional Conditional Use Permit. 4. All applicable rules and regulations shall be met, including final site plan approval and landscaping. 5. The property may be used only as an office. No other uses (i.e. retail sales) are allowed. This permit shall automatically expire on January 25, 1984 unless renewed by the applicant. ,This Conditional Use Permit is not transferable to any other use, Berson, or cor- poration. The City Council may terminate this Hermit before the expiration date if any of the conditions are violated, and may refuse to renew the permit if this use proves to be a detriment to adjoining residential property.. 6. A final Certificate of Occupancy cannot be issued until all of the above conditions are met. 7. If any of the above conditions is violated, the appli- cant understands and agrees that the City may revoke this Conditional Use Permit by resolution.
