R-80-358• , , • CITY OF CLERMONT RESOLUTIONS No. 358 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CLE ~4,ONT, LAKE COUNTY, FLORIDA, GRANTING A CONDITIONAL USE PERMIT TO ALLOW THE CONSTRUCTION OF A PLANNED UNIT DEVELOPMENT FOR THIRTY EIGHT (38) SINGLE STORY VILLAS A PROPOSED SENIOR CITIZEN MULTI-FAMILY COMMUNITY. 6•dhereas, the Planning and Zoning Commission of the City of Clermont, Lake County, Florida at its meeting held on August 5, 1980 recommended approval of a Conditional Use Permit to allow the construction of a Planned Unit Development for thirty eight (38) single story villas; a proposed senior citizen multi-family development, as hereinafter set forth by unanimous vote, and the City Council deems it advisable in the interest of the general welfare of the City of Clermont, Lake County, Florida to grant the Conditional Use Permit; NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF CLERMONT, LAKE COUNTY, FLORIDA THAT; SECTION 1. That the application for a Conditional Use Permit to allow the con- struction of a Planned Unit Development for thirty eight (38) single story villas; a proposed senior citizen multi-family community on the following described property: The North 436' of the West 400' of Tract 8 according to the Lake Highlands Plat of Section 32, Township 22, South, Range 26 East (Tract 8 being the NW 1/4 of NW 1/4 of Section 32) Lake County, Florida, be granted subject to the following conditions: 1. The property is developed according to the site plan. 2. The land must be subdivided to the site according to the City's Subdivision Ordinance. The developer obtain the permits nece- ssary and construct the roadway improvements to this site as shown on the Site Plan at no cost to the City. The road must be constructed according to City Standards, dedicated to the City and approved by the City Engineer in accordance with the City Subdivision Regulations. The developer must obtain necessary permits and construct all sewer and water extensions, lift station, fire hydrants and other appurtenances to the site at no cost to the City. • These improvements must also be constructed according to City Standards and approved by the City Engineer in accordance with the City Subdivision Regulations. 4. No expansions be allowed without the approval of the City Council. 5. All applicable rules and regulations be met. 6. A Certificate of Occupancy for the above development not be issued until all of the above conditions are met.
