RESOLUTIONS
RESOLUTION NO. `330
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CLERMONT,
LAKE COUNTY, FLORIDA, GRANTING A CONDITIONAL USE PERMIT
TO ALLOW THE CONSTRUCTION AND OPERATION OF A MINI-WAREHOUSE
STORAGE FACILITY.
WHEREAS, the City Council deems it advisable in the interest of the
general welfare of the City of Clermont, Lake County, Florida to grant the
Conditional Use Permit;
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF CLERMONT,
LAKE COUNTY, FLORIDA, THAT:
SECTION 1.
That the application for a Conditional Use Permit to allow the con-
struction and operation of a mini-warehouse storage facility on the property
described as Lots 7, 8, and 9, City Block 75, be granted subject to the
following conditions:
1. Buffer type hedge landscaping on side yards;
2. Six foot (6') privacy fence to be constructed across rear lot lines;
3. Minimum 25' front yard setback and 25' rear yard setback with 12'
side yard setback;
4. A planter shall be provided in front of the building;
5. All storage shall be within a completely enclosed building, and no
other activities or uses except the storage of materials may be
conducted. in the building;
6. No auctions or commercial sales shall be conducted on the site;
7. The servicing or repair of motor vehicles, boats, trailers, lawn
mowers, and .other similar equipment shall not be conducted on the
premises except by owner on his own equipment;
8. The area shall be properly policed by the owner or operator for the
removal of trash and debris;
9. The storage of hazardous or explosinve materials, as stipulated by
the City of Clermont Fire Chief is prohibited. A sign on the building
stating "NO STORAGE OF HAZARDOUS MATERIALS: BY ORDER OF CLERMONT
FIRE CHIEF" will be required;
10. All storage uses shall be operated as to prevent the emission of
the glare of lights, odors, or noise, to abutting property owners;

11. A copy of the lease agreement shall be on file with City Hall.
Such agreement must include each condition marked above with an
asterisk (*);
12. The warehouse must be constructed in accordance with the attached
site plan, with the exception that two driveway entrances are
allowed;
13. That all applicable regulations and ordinances be met; and,
14. That the use not be expanded except with a Conditional Use Permit.
