R-74-234• • RESOLUTIONS N ~ 3 4 6 RESOLUTION No. Z34 A RESOLUTION OF THt CITY COUNCIL OF THE CITY OF CLERMONT, LAKE COUNTY, FLORIDA, GRANTING A CONDITIONAL USE PERMIT FOR MOBILE HOME AND TRAVEL TRAILER SALES WHEREAS, the Planning and Zoning Commission of the City of Clermont, Lake County, Florida, at its meeting held on January Z, 1974, recommended approval of the Conditional Use Permit for Mobile Home and Travel Trailer Sales, as herein- after set forth, by a vote of 6 to 0 with 3 members absent, and the City Council deems it advisable in the interest of the general welfare of the City of Clermont, Lake County, Florida to grant the Conditional Use Permit. THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF CLERMONT, LAKE COUNTY, FLORIDA, THAT: SECTION-1 That the application for a Conditional Use Permit for Mobile Home and Travel Trailer Sales to be located Commence at a point 310 feet North of the South line of Govt Lot 7, Section 23, Township 22 South, Range 25 East, and 993 feet West of the centerline of 12th Street, according to the Plat of the City of Clermont as recorded in the Public Records of Lake County, Florida; Thence run N 0 deg. 02' 30" E, 332.3 feet; Thence run West, 99.68 feet; Thence run N 0 deg. O1' E, 575.6 feet to the Southwesterly right of way line of S.R. No. 50 and the Point of Beginning; Thence run S 0 deg. O1' W. 190.0 feet; Thence run N 89 deg 59' W, 110.0 feet; Thence run N 0 deg O1' E, 30.70; Thence run N 66 deg. 24' W, 132.0 feet; Thence run N 23 deg 36'E. 20.0 feet; Thence run N 66 deg.--24' W, 80.0 feet; Thence run N 23 deg. 36' E, 170.0 feet to the Southwesterly right of way line of S.R. No. 50; Thence run S 66 deg. 24' t, along said right of way line, 249.08 feet to the Point of Beginning be granted subject to the following conditions. A. There shall be a minimum distance of ten (10) feet between all points of displayed units. B. There shall be a landscape buffer strip at least five (5) feet wide planted along the side and rear property lines abutting the mobile home park. It shall be planted with trees and/or shrubs in such a manner as to provide opaque screening and shall be properly maintained at a minimum height of six (6) feet. The height of six (6) feet shall normally be reached within two (2) years from planting C. Display units will not be placed on permanent foundations. Display units must be anchored. While in display posture, wheels of display units shall be choked. D. There shall be no storage underneath units. E. An office shall be maintained with water and sewer hookup. r. Any business other than that connected with selling mobile homes or travel trailers is prohibited. • RESOLUTIONS N °_ 3 4 7 KESOLUTION N0. 234 G. All electrical service cables shall be underground. No extension cords shall be allowed for trailer service. H. Off street parking shall be provided within the property lines of the area served and shall be of a hard surface; There shall be parking spaces provided equal to the number of spaces available for display units. I. The display units shall be placed on a hard surface or a well maintained grassed surface. J. The use cannot be expanded except as granted by the City Council under a Conditional Use Permit. K. Must conform to all provisions of zoning and other applicable ordinances. L. The Conditional Use Permit is for display units only. If used for rental purposes, the rules for the remainder of the park shall apply. DONE AND RESOLVED BY THE CITY COUNCIL OF THE CITY OF CLERMONT, LAKE COUNTY, FLORIDA, this 13th day of August, A.
