R-89-612 e e CITY OF CLERMONT RESOLUTIONS No. 612 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CLERMONT, LAKE COUNTY, FLORIDA GRANTING A CONDITIONAL USE PERMIT TO OPERATE AN EMERGENCY MEDICAL SERVICE IN THE C-2 GENERAL COMMERCIAL DISTRICT. WHEREAS, the Planning and Zoning Commission of the City of Clermont, Lake County, Florida at a meeting held January 3, 1989, recommended approval of the Conditional Use Permit to operate an emergency medical service in the C-2 General Commercial District at the following location: The north 100' of the southeast 1/4 of th SE 1/4, south of Highland Avenue and West of Highway 27. ADDRESS 1118 Highway 27 The City Council deems it advisable in general welfare of the City of Clermont, grant the Conditional Use Permit; the interest of the Lake County, Florida to NOW THEREFORE BE IT RESOLVED by the city Council of the City of Clermont, Lake County, Florida that: SECTION 1. The operation Commercial conditions: application for a Conditional Use Permit to allow the of an emergency medical facility in the C-2 General District be granted subject to the following 1. The property must be developed in substantial accordance with an approved site plan. 2. If, at a future date, parking at this site proves inade- quate, the applicant understands and agrees that the city may require additional parking or rescind this Conditional Use Permit. 3. No further expansion of the use or additions to this facility shall be permitted except as approved by another Conditional Use Permit. 4. All applicable rules and regulations shall be met, including final site plan approval, landscaping, drainage, parking and sign regulations, and all yard setbacks. All required landscaping must be served with a permanent irrigation system and must be properly maintained. 5. This property may be used only as an Emergency Medical Service (specifically an ambulance service). No other business operation may be conducted from this facility. This Conditional Use Permit is not transferable to any other business use, person or corporation. 6. The final Certificate of Occupancy cannot be issued until each of the stated conditions has been met. · e 7. If any of the stated conditions are violated, tha applicant understands and agrees that the city Council may revoke this Conditional Use Permit by resolution. 8. A security fence will be no higher than 8 feet and shall meet all the requirements in regard to setbacks and type of materials. 9. The owner shall install Florida Department of Transportation (FDOT) suggested safety requirements regarding signage or signalization for this type of facility.
